Okay, so Ive been reading the reviews for this place, and like many of you, I have some complaints about this place, but some good things to say as well, so if you want an honest review, continue to read below, it will be worth your time if you are seriously thinking about living in this community.

First of all, I am a 28 year old single male (girlfriend doesn't count) who lives in a 1 bedroom here at Avalon. I moved in the unit in July of 2007, and just as many others, I was drawn to this place based on its location and proximity to the Fair Lakes shopping center, i.e. Best Buy, Target, Bloom, Walmart, DSW, etc. etc. It's great to have these shops literally next door because you only have to drive less than 2 minutes to get to where you want to go for shopping purposes, so if proximity to a big shopping center is a plus for you, then you should consider Avalon.

I moved here in July 2007, and the very first thing I noticed, even in my apartment which should have been completely cleaned out, was the number of bugs. I found ants in my bathroom coming from under my bathtub, I've found numerous spiders just hanging in my bedroom and bathroom, and even now, I have to constantly kill and toss bugs out of my apartment. I never called management for this issue, I dealt with it myself, and have pretty much controlled the situation, so if bugs are an issue for you, than I'd say that it's manageable, but prepare yourself to deal with spiders and such.

Let's get to some of the real issues regarding Avalon as a community. First and foremost, there is a definite noise problem. I don't mean from the streets or the traffic going to the shopping center, I mean from your neighbors. Now I haven't heard anything from my neighbors who are directly next to me on the same floor, however, you can hear everything coming from the upstairs apartment. The floors are rickety and obviously losing their strength, and every time someone walks across the floor, you can hear it like they were wearing concrete blocks. It's highly annoying, but what you can you do'

Also, in reference to the noise, you can hear when someone opens the fridge, slams the cabinet doors in the kitchen, opens a drawer in their bedroom, and so on. It makes you want to go upstairs and say something to the neighbor, but again it's not their fault. I'm lucky that I only have an older lady and 1 kid living above me, but I could not imagine if a full family of 2 adults and 3-4 kids were above me, I would no doubt have to move out. So if noise is an issue for you, I would reconsider moving to Avalon.

As far as the security is concerned, in the short time I've been here, I've never seen any police partrols as some have claimed, nor have I received any notices regarding criminal activity. Every apartment complex will have it share of tenants who are not "model citizens." It shouldn't reflect on the community if the cops have to show up for some reason, I haven't seen it, so in that sense security here is fine.

Bottom line' The biggest issues here are the noise factors, coming from your neighbors. I would recommend that you do your research on the community before choosing to live here. I was about to go to Chantilly Crossing up the street, but Avalon was offering a 1st month free deal, so I took it. Before living here, I came from Oakton Park Apartments off of 123, and the noise level there was great, there is an obvious difference between the structure of the floors here and over there. But in any case, the apartment itself is lovely, enough space for a 1 bedroom, and I would still cautiously recommend this place to anyone, but again, please do your research!!
