Well, living here is kind of like living in a college dorm. Neighbors play their music very loudly at all times of the day and night. I haven't been able to figure out whether or not this is because of the paper thin walls or your basic run-of-the-mill inconsideration. I've lived in two separate units here and in both at least one of my neighbors has obviously been a kid in their first apartment after moving out of their parent's house. One neighbor had parties every night! I'm not exaggerating! You would walk down the steps the next morning over cigarette butts and beer cans and bottles and one morning, vomit. That's right, vomit. On another occaision this same neighbor left a candle burning and went out to do whatever the kids do these days and set her apartment (which was directly below ours) on fire! So on a week night, after 11 PM or so, my husband and I and all of our other adult neighbors had to evacuate and wait for the Fire Department to do their thing. I totally understand that I can't blame the management for this girl's obvious lack of sense, but despite numerous complaints, she was allowed to continue with this behavior until the fire incident when they finally decided to evict her(after one months notice). One of our current neighbors stumbles up the steps, obviously drunk, several nights a week making a ridiculous amount of noise with who I can only assume are his frat buddies. Another neighbor routinely plays his music so loudly that I can tell who the artist and what the song is. In this case, after my husband called to complain, the office staff told us to tell him to turn it down ourselves and that they would send a letter the next day. That obviously won't take care of the current blaring music issue. So when my husband brought this to the staffer's attention, he was told that it was Avalon policy not to address those sorts of issues in person!
Now let's discuss rent. We were told that we would need to move out of our previous unit due to the remodeling project. We were offered another unit, the exact same unit we were moving from, exact same floorplan, for 30% more than we were paying. Again, I'm not exaggerating! Our wedding was scheduled for April and this happened in February so not wanting to add more stress to our lives, we opted to take the apartment and bide our time until our lease was up.
Both units we've lived in were on the top floor and featured vaulted ceilings. In the summertime the temperature will shoot up to 80-85 degrees with the A/C cranked up and going full blast. We repeatedly asked for maintenance to address the issue and were told that nothing could be done and we would just have to get used to it. We bought a A/C window unit and run that in conjunction with the A/C and manage to keep the temperature around 75. The main reason for this issue is that the genius that designed these units put the vent at the top of those vaulted ceilings so all of the cooled air has to pass through stagnant, humid, summer air, thus never reaching us.
In all fairness though, there are some genuinely pleasant members of the office staff. In fact, I've generally had a good experience with them with regard to getting packages and repair requests. They've also made an effort to be inclusive and provide activities for the tenants.
Overall, my advise is to take your 1300.00 or more and find a nice townhome to rent.

It's amazing how much I have in common with this lady. Noise issues. Irresponsible neighbors. Drunk folks creating a ruckus. Compelled to move from one apartment to another with exact same floor plan and 30% rent hike. A/C problem. When I brought up these things, I was made to feel guilty- as if I was being a pain in their side.
