Big Mistake - Caution to All Who Consider Living Here

What you are reading in the other negative reviews is exactly what I experienced, too. I lived there for nearly three years and each day, month, year got progressively worse until it finally climxed when I moved out.
My biggest complaints, personally, are with the management. They are horrible, disrespectful, unwilling to help, make arbitrary concessions to some but not to others, and constantly look for ways to nickle and dime you... or just flat out screw you over.
Don't be lured by the remarkable move-in rates you are advertised by this complex unless you are truly planning on moving out within one year and do not break the lease. I found many people living there in one bedrooms (who had been residents for a year or so already) for the price of a new renter of a two or three bedroom home, yet they would not reduce the price for the person in the one bedroom... even with a signed lease.
Rent after your original lease expires goes up DRAMATICALLY. You'll hear about how those prices are just "market rates". Well, take a look at other comparable complexes in the immediate neighborhood (there are plenty of them!) and you will quickly realize you are being taken advantage of.
Like others who've posted comments, the complex does tout the fact that it's a 'gated' community. However, I think the person who said the gate worked two months over a three year period was being generous. When it actually did work, I asked several times to get my name added to the directory so guests could use the gate system... it never happened in nearly 3 years.
Trash is also a problem. Often times the trash is allowed to build up so much that the bin overflows, leaving people with nothing to do but leave the trash on the ground outside the bin. For days! It's disgusting and a major eye sore when visitors come in through "the gates".
Also like others that wrote reviews, the management frequently tried assessing me charges for things I should have never been charged... like $25/mo fees for having a pet when I never owned one. This happened 3-4 times over the course of my residency there. They just can't get it right. They also tried raising my rent without even telling me. Instead, I'd get a note saying my rent hadn't been paid in full. They'd claim they had sent me notices about up-ing the rent, but then mysteriously could not produce them. Hmm....
The final blow comes when you move out. Not only do they nickle & dime you on charges for things that are totally covered by 'normal wear & tear' standards (which, by VA law, you should be exempt from having to pay for), but I was also once again being charged for things like pet fees, etc when they weren't even applicable in the first place. When you dispute any of the charges, well... good luck. They are nothing but beligerent people who will try to take as much advantage of you as they can. Lie, cheat & steal is essentially what it comes down to. If your oven doesn't look like it was just purchased from Sears - bam - $15 or more. If your blinds have cracked or are broken (due to the window hinges that you need to release to put your window up - they stick too far out, causing your blinds to crack due to their mistakes in construction), bam - there's another $15-30 that you should never have had to pay. The list goes on an on until before you know it, your total charges exceed a few hundred dollars. I asked for copies of the bills for things they claimed they had fixed several times after I moved out. They promised to send them to me each time. But I never received them. Finally, I assumed that my disupte over these items had prevailed and the issue was simply dropped. But approximately 6 months later, after several failed attempts to work these issues out with the management with no response, I unsuspectingly received a bill in the mail from a collection's department and the management is now unwilling to further discuss these charges with me at all!!!
My other big complaint is the groundskeeping. They do not shovel the sidewalks or stairs in the winter time and they do not salt them adequately either... leaving you at high risk to fall and injure yourself.
I could go on and on for days on the reasons you should just walk away from considering this complex as a place to live. I promise you will regret it in more ways than one. I hear they've now converted it into a semi-hotel - probably because of all the money they are losing from all the smart people who have chosen to walk away from a distasterous living experience. Just one more factor in making this complex a trashy, poorly managed, money-sucking dump.
