My roommate and I moved into the Elms in 2005 and experienced 7 floods in 2.5 years. Some were small, covering from the laundry room over to the kitchen just soaking the carpet. Others were large, as in it was raining from the ceiling and our door swelling to the point where we could not open it. All of these leaks/floods resulted in our belongings having to be moved into the living room, the entire carpet in the dining room/walkway area being torn up with industrial fans blowing 24/7 and everytime having no updates as to the cause of the leak or progress of the repairs unless I called the front desk 2-4 times a day for weeks. We were not offered any concessions of any kind for our inconvenience and no one even offered us an apology for having to live in a total nightmare in 2.5 years. It wasn't until I really pushed the issue with the newest manager, that I was offered any kind of concession...an astounding $175 for 7 floods that put us out of half of our apartment for 1-2 weeks at a time. I finally was able to get $300 off our last month's rent and settled for it after getting them to let us out of the lease early. In additon to the floods and consistently nonresponsive staff, it is loud, poorly insulated and the staff is the worst I have ever met. I even had a 30 minute disagreement with one of the office staff when we turned in our keys because they wanted to charge me for a refrigerator shelf that wasn't even there when we moved in. The only good thing about the place is the new manager, Karen. She is the only person at that place that would even listen to me. I sincerely hope that she can turn it around, but in my opinion do not live at the Elms unless it is a last resort or something very short term. I would have moved out sooner, but the cost of finding a new place in NOVA and a new roommate while trying to work more than full time was too much.
