In the year and a half I have been in my apartment I understand the issues with maintanence. I have found they have forgotten maint. requests and it has taken many times to get some of the problems corrected. Be realistic though some issues are not simple to fix and the staff have to try to fix things before they take the step and replace them. The outside component of the AC/heating system was failing and the maint. people had to check and repair several other smaller problems (stuff I would normally let go) before they made the big change. I have had more than 15 maintanence requests, but I have found that if you follow-up with the staff and explain in detail what is wrong in the first place the problems get corrected. The rent is actually good for the size of the apartment and cheaper than the new ones being built around the corner. I never have a problem finding a parking spot near my building. I do not have to worry when friends come over and need to leave their car. I work in DC and found that it is just a few minutes to the metro, and my roomate works in Mclean which is a fairly easy commute. It is a safe neighborhood. The noise between apartments is noticable at times, but no more or less than any other apartment complex. I can honestly say I will continue to live in this complex until I buy a townhouse, because it is reasonable both in price and quality.

My experience may have been the exception to the norm, but I have to say 7 floods in my apartment in 2.5 years with no help from management other than to stick fans under my carpet for weeks on end is not what I would call an acceptable living situation.

Too often flooding is a difficult problem to fix. I once lived in an apartment (not at this location) that flooded every time it rained hard or snow melted in the parking lot. I went back and forth with the fans for over a year. It generally took 3 days to dry the carpets, and I would just turn off their fans if they got too annoying (like at night). It was not a simple fix. The rental company spent in excess of $100,000 before it finally fixed the problem. It involved significant reworking of the layout of the parking lot and regrading the soil in front of the building, installing a new drainage, removing all the surrounding trees and repairing significant cracks in the foundation (caused by 30 year old trees). The maintenance person was on speed dial and we were on a first name basis during that period. It took a lot of seemingly futile attempts at fixing the problem before it was completely eliminated. I received a small concession from that rental company as well, but in reality I never had to leave my apartment and my possessions were never damaged, so I was only moderately inconvenienced. After the first time it flooded I moved any furniture at risk of damage away from the area that got wet. I had a wet/dry shopvac and would just vacuum up the water and let the rental company know it was still flooding. At my current apartment I have had water "flood" the floor of the laundry room, but after about 4 trips they were able to identify and correct the problem. It turned out that the landscapers had put too much mulch in front of the outside drain which prevented it from operating properly. I understand your displeasure with the flooding, and was not specifically referring to your post.
