I have lived here for nearly 2 years. Renter BEWARE!

We originally signed for 1450/month with a free month concession on a 12mo/lease which was an incredible deal for this area and for that price you expect a few bumps in the road and questionable activities but we were not prepared for what we got. Our rent when up 280 the first year and now is going up to a whapping 1980/mo! (our apartment is a two bedroom two bath with approximately 1000sq ft)

FOAP calls their apartments "luxurious" but they are run down units with old appliances, cabinets splattered with paint, and holes in the carpet and linoleum. The windows also leak air and moisture TERRIBLY and since the air vents are in the ceiling, we pay about 280/month in gas for heat in the winter and still can't get it higher than 40 in here at night in the winter. After the first winter, we brought it up with the staff and were told "we will be replacing windows in the summer." And of course, they didn t like everything else (the wall between the hermitage to cut foot traffic, controlling the 3inchs of water against our glass doors when it rains, getting an AC unit that works, taking care of the mold in the apartment, putting screens in the windows with no holes that wont bang against the window when the wind blows, fixing the holes in the floors). I feel terrible going into the office because every time I go in there, there are 4 new faces and the old ones are completely gone and I have to bring this all up again in a vain attempt to get the problems resolved only to be promised they will -- later. I tried to pressure them into putting their promises into writing and was then told well we can t put those types of things in writing because we don t know if they will get done or not

Aside from the condition of the apartments the crime here is terrible since we have lived here, someone was shot and killed in the courtyard, numerous cars have been broken into and many cars have been stolen.

And, because FOAP was a restricted income facility until a few months before we moved in here (that would have been nice to know!), we live with drug dealers, illegal immigrants, and people who drool over your cars as a hope to pay their own bills. Our neighbors are either rowdy partiers (I mean hearing salsa music at 4AM that shakes the pictures off the walls not loud tvs or other "apartment noises") or drug dealers who have 'customers' constantly parked across empty spots. And, if you have kids, beware - some the children in this community are destructive. Every time I walk near the playground, there are more nails, spikes and construction equipment in/on it and occasionally we have to go on a quest to find our welcome mat since the kids like to play with those too. Many of the other residents have no respect for you, your space or your car.

If you want to live in a community with a new office staff at least every six months, where you can't feel safe because of documented crime, you love living in incredibly expensive dilapidated apartments, or you look forward to having your car beat to hell by everyone else's -- Look no further Fair Oaks at Pender Creek is the ghetto for you.
