It is a beautiful place to live and the community is great it is walking distance to Fair Oaks Mall. But! You have to pay for everything but water. And I have a little story for that to, one day (meaning today March 17 St. Patrick's Day) I come home from a long day of work and I find A WATER BILL on my door as of I think today you have to pay for all utilities. If it s okay for them to spring a utility on you in a days notice then what else do you think they will spring on you! They don t care and they have a big fetish about posting things on the door. If you are late one day on a bill they will charge you 1,500 late pay and they well give you (30 days to vacate the premises) they are rotten to the core they don t sympathize. If you ask me it's not worth it, they don t enforce parking so that sucks and the don t do anything in the winter, no shoveling, no salt for ice no nothing you might as well fall and break your neck and I bet all you would get is a pat on the shoulder. Why did I choose to live here, it is beautiful they have water fountains, a little pool ,tennis court, fitness center and a business center with wireless internet that you can use whenever you please. In the winter they have a gift wrapping center; it just seemed like a deal in the pocket. Until I was late on rent one day and they were ready to kick me out and the reason I was late is because of their little newsletter that said that rent is due on the second and that s when I turned it in but it meant that rent should already be in by the second so excuse me yes it my fault I know I just felt I necessary to tell you what my justification. Just one more selling point the can just walk into your apartment you will find stuff just posted on your refrigerator telling you they did maintenance. But in the end if you have a money faucet then it a perfect place for you!

Since I've lived there for a few years, I want to comment on this: the utilities that the resident pays are electric and water. THIS IS NOT SOMETHING NEW! The water bill comes in the mail from a company called Minol in Texas. The apartment complex doesn't post the bill on your door. As long as I've lived here, they always give you until the 5th of the month to pay your rent before it's considered to be late. The newsletter indicates that every month. I've never been late on my rent so I have no idea what they charge you as a late fee. I agree with you about the cleaning of ice and snow from the grounds. The walkways and stairs stay icy for a long time and sometimes it's impossible to get to your car because of the ice. Repeated requests for salt/sand are mostly ignored. They recently stopped taking packages in the rental office which is a very bad decision. The explanation is that residents would ask to have furniture and other very large items held in the office. But I think they can compromise and continue to take smaller packages as they always did. This decision has caused me a great deal of inconvenience and needs to be changed back. All in all, this is a pretty good place to live. I have no problems with noise or poop in my part of the complex. The maintenance crew fixes things within 24 hours and are always polite and helpful to me. Most of the employees in the office staff are very pleasant and helpful, but a couple of them are basically clueless and dismissive and act like they could care less.

I agree with the response to this complaint. I have no idea where this person writing the review has been living. It's true- your utilities bill is from Minol and is mailed. The give you until the 5th to pay. Maybe this person was continuously late and they only gave her until the 2nd due to her history- still it's doubtful. This is not a bad place to live.
