The reviews I've read seem a bit too extreme.

This place is a pretty typical construction from that time (that is it's very subpar). I've had to use weather seal on a lot of places to stop fairly significant drafts.

The noise level generally isn't any bigger of a problem than anywhere other garden style apartments but considering it is a "luxury" apartment and the cost, it would have been nice if they had used better insulation and thicker floors/walls. Unfortunately I have some loud neighbors and the lack of sound insulation is very clear.

They also seemed to have used fairly cheap carpet as the carpet in my apartment is already wearing noticeably thin (after only 3 yrs!').

The gates, as I'm sure many of you know, doesn't really do much except for show and to keep you out that one time you forget your clicker. The fitness center is pretty nice and the hours are convenient. It would have been nice to have more than one garbage compactor for the entire community but at least it's right near an exit gate.

The maintenance people have been responsive so far although I've never gotten a call back from the office as a followup or even to tell me that it was completed. Also this is really the first place where I've had to make so many calls to maintenance.

I don't know what section of the community the other people are in but at least in my section and the parts that I walk around have been pretty clean of pet fecal matter.

Parking hasn't been a problem for me at all although with their new policy, it's very inconvenient for guests. In theory towing begins at 9pm and there's not a whole lot of guest parking around the premise. I'm not sure how strict they're enforcing this but I don't want to be the guinea pig. This is very annoying if you ever want to have any kind of a small gathering at your place. I think there's maybe a dozen or so total guest parking spots (after office hours) and no street parking anywhere near the apartments. So basically your guests are SOL.

I found the office staff to be nothing out of the ordinary. Although they always put pototential renters are a higher priority than you as a current renter which I found annoying. Like having to wait 30 minutes just to get a form to register my vehicle because there was a potential renter at the time.

Location is of course great with everything conveniently close which is why I chose this area to begin with. This particular apartment community is nicely placed just outside of all the busy roads so you can enter and exit without much of a hassel.

Overall the apartment community doesn't really have much to boast about. It's well located (imho) but all in all, not worth the cost. Yes I know all the apartments in Virginia is expensive but having lived at many other "luxury" apartments, I found this one to be one of the worst in terms of the quality with average service.

I hope this isn't representative of the apartment communities in the fair oaks general area.
