I have lived at Cavalier Club since 1997 and still live there. I don?t think the rent they charge is worth what you get. Many people in the building are very unhappy with the rent increases of the past 3 years and are moving out or are planning to. I want to buy my own place within the next few years and I am saving for that. I paid $759 for a 1-bedroom apartment with a balcony in 1997 and now I pay $984. In 2001 the management raised my rent $100 a month, which I thought was an exorbitant increase. The next year they raised it $57 a month. The steep rent increases have slowed a bit since so many people are moving out. They used to put flyers under our doors saying that if we referred a new tenant they?d pay us $200. Now that is up to around $500 and the bonus will keep rising I?m sure as tenants continue to leave.

The negatives are that the kitchens and bathroom fixtures are ugly and old and management uses the cheapest materials they can get. My toilet seat was cracking and peeling just from cleaning it and management kept replacing it with the same kind of cheap seat. I finally went to Home Depot and bought an $8 replacement and I haven?t had any further problems. Management replaced my kitchen floor and it?s already peeling up. Some apartments have a definite roach problem and thank goodness I don?t, but I had a major problem with pharaoh ants last year. The ants nested in my linen closet and it was really disgusting. I had to take care of the situation myself because management?s pest control people just gave me little ant traps to use that didn?t do a thing. This is typical of management there. They make a big deal about how they are helping you but they don?t solve the problem and act as if there is no solution. The turnover rate of tenants is very high. Someone is always moving in or out, but lately it?s mostly people moving out. The elevators are very slow and seem to break down constantly. My apartment is quiet but when I have a problem with a noisy neighbor playing the stereo too loud, management will speak to the tenant. I have heard that some floors can be quite noisy. Because so many people move in and out you never get much of a feeling of stability in the community. My roof leaked at one point and management took care of it, but I was lucky there wasn?t a lot of damage. My neighbor?s ceiling was an ugly mess of stains and falling plaster. There seem to be a lot of problems with plumbing leaks and they seem to have to shut the water off quite often and this is an annoyance.

Pluses are that the heat and air conditioning work very well and it is individually controlled in each apartment. The laundry room is on the 2nd floor, and it?s open 24/7. I feel safe doing laundry at any hour and the machines do a good job. The other tenants sometimes leave the room in a mess, but there is a maintenance team that regularly keeps it clean. The parking lot is huge and you can always get a space. Bus lines run along Wilson Boulevard and the East Falls Church Metro is about a mile away. The neighborhood in general is a bit run down with quite a mix of incomes and nationalities, but I do feel generally safe in the neighborhood.

Most of us who are unhappy with Cavalier Club don?t like the management. They evicted someone (who I heard had severe health problems) the day before Thanksgiving. This poor soul had a home health nurse because they were too weak to walk and yet management threw all of their belongings out on the sidewalk adjacent to Wilson Boulevard. That was one of the saddest things I?ve ever witnessed and it kind of sums up the way management is at the Cavalier Club. They only seem to care about getting their money and not about the people who live there.
