I lived at Fairfax Towers for a year and for the most part thought it was a good experience. There is a concierge at the front desk at all times which was helpful. I didn't interact with the staff much but they seemed nice enough, writing off my late fees the one month I was out of town and forgot to pay rent on time.
The apartments are small but fine - no insect issues (the do a lot of preventative maintenance for that,) things were fixed quickly when I called maintenance, hot water and heat/air worked well. The space is on the small side and nothing special but provides an adequate, standard living space. You are really paying for the location here.
The building is nice, my friends were usually impressed when they visited. An austere book room, well-designed front area, and extras like storage units, a convenience store, nice gym, and hair salon right on the first floor.
As far as the inevitable negative - they do have a towing issue. I don't know why they let tow trucks start circling the lot like vultures at 8:00 to tow any visitors who haven't put up a pass by 8:03. Presumably the towing is for the residents sake, and enforcing it like this only ticks the residents off. No biggie if you remember to always put a visitor pass in right away, don't wait for evening.
Also, I was rather annoyed by some fees they charged me when I moved out. Essentially a money-making racket, since you are no longer paying them rent. As far as I can remember, I left all of one empty packing tape dispenser on the counter and got hit with about a $40 'trash removal' fee. I left the bathroom in 'lived in' condition - i.e., the floor could stand a vacuum, the windows a windex, and it was dusty, but it was not filthy, stained, or damaged. I got charged a big cleaning fee for this, which I thought was bogus. As far as I'm concerned, they should absolutely be cleaning and disinfecting each bathroom every time a resident moves out anyways - it's completely unsanitary not to do this! That either means that under normal circumstances they don't clean the bathroom before a new resident moves in (gross!) or that they hit you with a charge for something they were going to do anyways.
Overall, it is a decent apartment, impressive veneer for visitors, and great location. That's what you're paying for, so if that's not what you're looking for then look elsewhere.

I agree with all of your points above and especially with the parking/towing problems and moving out fees which I felt was unfair and definitely a money making racket.
