First things first...

I'll start off with some positives. They charge a reasonable price relative to the area. Maintenance has been prompt whenever we've had problems. The other tenants are decent people, there haven't been any problems there. The building is close to the metro and shops, restaurants, etc.

If you have problems living with those oh-so-pesky 'ethnic' people like some of these other posters seem to, this will not be your ideal location. yes, there are SEVERAL different cultures living under one roof. Who would've thunk it, especially in an area with a population of over 3 million people'

now, on to some actual problems.

Where do I start'

The hallways, especially on the 1st floor, smell like trash. The fact that there is trash in the hallways sometimes might be the cause of that.
The elevators finally work most of the time, but the repair job took two months, during which neither elevator worked. They are mostly fine nowadays, but watch out if it rains, the elevators may shut off unexpectedly.
The walls are ultra-thin... you can hear everything going on next door, and sometimes, even above.
I'm not sure if this is a problem for all of the units, but for mine, the water pipes are in one of the walls in the master bedroom. If somebody on any floor sharing your pipes is taking a shower, you will know it. This has woke me up several times.
And speaking of waking up...
There's been construction going on inside and outside of the building for two months now. I wake up every morning (at 7 a.m., sometimes earlier) to the lovely sound of jackhammers, power saws, hammers, you name it. Several residents have asked the property managers several times if they could at least get the workers to calm down and respect the fact that people are paying good money to sleep under their roof. They've told me they'd ask the workers to cut back the louder jobs until 9 a.m. Of course, nothing has actually happened.

the construction has also cut off access to the pool, game room, gym, and many of the other 'amenities' (calling them that was a stretch to begin with) that the management charges extra for. The halls are full of dust from the construction. Half of the parking lot is cut off, and there are certain doors you can't use during certain times of the day. None of these problems have been reflected by a change in our rent.

Great review I couldn't agree with you more. I think it is time the residents get together and complain for rent decreases to management. We only have powers in numbers and right now they are ignoring us. I have complained several times about the construction noise as well and nothing is ever fixed. This is my absolute biggest complaint and it is one they could easily fix if they heard alot more complaints. Maybe the key is to go straight to WRIT and bombard them with phone calls and letters.

My apartment agrees! Although we were warned last August that there would be a shut-down of the elevators and that the gym would be closed for remodeling, there was never ANYTHING mentioned about continuous, no-notice construction in hall-ways and right outside your door. The smell and dust cannot be good for any living thing in this building and neither can the make-shift stairs.

Today there isn't any water. I'm not sure about other residents here but with the population of families (mothers who stay home with young children) and students, I can bet that there are a lot of people stuck here for the next 8 hours without water. And we were just told about this last night.

If the loud banging, dust, and complete inconvenience of the shut-down of water and electricity were for something beneficial, then it would be tolerable. But I am pretty positive that the "decor" that they are adding does not justify the amount we pay in rent currently nevermind the increase everyone will feel once this is complete....whenever that may be.

I am with "ughee" on mobilization, I think letters to the better business bureau could at least be done.

I moved in last year. I agree with all that you guys are say. They are currently charging newbies $200 more for my apt type. I shudder to think what my rent will be after all the work is done. You'd think they would appreciate a tenet sticking with them thru a year of renovation.

Hey all,
I moved in November of last year. Until all this crazy construction started, I loved the place. It was nicely maintained. Not too much noise great locations. And the staff was very friendly.

Now however, I too am concerned with all this crazy construction. Some of it seems completely unnecessary. For instance I really liked the lobby area with all the plants and greenery. Now its just a big pile of dust. Why in the world did the front steps need to be moved? Everyday I see construction workers on my way to work, and every day when I return home everything looks...exactly the same. Its horribly ugly, and I'd have to think people wouldn't want to rent from a place that looks so ugly. I love my little apartment, but its depressing to see how ugly everything is with holes in the walls and the ceilings, and everything 1/2 way finished. The area by the mailboxes has looked like crud since December I think.

I moved partially based on the promises of a better looking building. I had no idea it would take longer than it takes most building to be BUILT to complete.

Also when I moved it, I was told they had met with the residents and rental rates would not be increased due to the improvments to the common areas. I hope I'm not being naiive in believing this.

I completely agree with the review above and want to warn anyone who is considering Roosevelt Towers to avoid it like the plague. Why pay good money to live in an atmosphere that sounds and looks like a war zone? Rubble is everywhere and construction noises (neverending sawing, hammering, pounding, concrete-breaking, etc.) make it impossible to think or feel peaceful inside. The outside construction has been going on for at least two and a half months now with astoundingly little progress. It starts early each morning (Falls Church City ordinances permit construction to start at 7 am on weekdays. As if that weren't early enough, the Roosevelt Towers construction crew often ignores the city ordinances and begins at 6-something am. Nice, huh!) The outside construction looks like a job that if done right, could have been completed in 1-2 weeks. Instead, there is no end in sight. I've called RT management to politely complain but they don't care. Save your money, lungs, and eardrums by staying away from Roosevelt Towers!!!

Urgent!!! Residents please contact the City of Falls Church to complain about Roosevlet Towers. Number is 703-248-5005. They handle complaints about apartment buildings and the more people who call the more help we can get.

I totally agree with all that has been said about the construction. I was told by the WRIT (the parent company of Roosevelt Towers) that the workers should not start any noisy work until 8:30 a.m. But in reality, the workers are always here around 7:00 a.m., talking, laughing and hammering, etc. It seems that the management does not care and gives you empty promise that they will talk to the construction team. Nothing really happens.

Last year, they said the construction would be completed in Spring, but now they can't tell you when. I never understand why they remodeled the front entrance which now looks exactly the same as the old one. Please call the City of Falls Church!!!!
