First of all, given the relatively low rent cost for apartments in this building considering the area, no one should be surprised that the building isn't perfect. Thinking otherwise would be sadly naive.
What we consider to be downsides of living here:
- No washer/dryer in units.
- Ongoing construction with no compensation/discounts/incentives for residents that lived with the less-than-ideal conditions. (Although construction is now mostly completed.)
- Insects. We've lived here almost two years and have just recently started having problems with roaches.
- Noisy neighbors above us. We call them The Stampeders.
- Chintzy appliances and carpeting. Obviously, don't expect a Viking range and stain-resist berber carpeting, but at least some sort of brand name on the stove would've been nice.
- Older windows and sliding glass doors that are drafty and don't keep out sound from parking lot.
- Too many poorly behaved and unsupervised children at the pool. Possibly a function of grievance cited below:
- Some tenants of, um, lower social caliber or poor upbringing.
Good things about the building:
- Mix of tenants: young professionals, some older folks, many different cultures, mixed ages. Reflects the DC metro area. If you want a homogenous living environment, this is not the building for you. We like it.
- Nice, generally very quiet and respectful people on our hallway.
- Plenty of parking. We've never had any problems finding parking spaces for our cars. Watch out for door-dingers, though.
- We've had only positive interactions with the management, but this is only our experience.
- Brand new equipment in the exercise room.
- LOCATION. Near metro, 66, 7 and 50.
- Pool. Landscaping around it is nothing special, though.
- Common spaces recently renovated. The construction was a real hassle for tenants, but it does look a lot nicer now.

I moved here in January of '06 and have mixed thoughts about the building. I agree with the post above that there are some positives so far...diverse mix of tenants and so far have found everyone to be friendly and polite. -Despite the construction the place is quiet. Summer days might be a different story with hot weather and kids out of school. I dread what that might bring! -Decent common areas, though they just got them all opened and not sure how they will stand up to use, or how carefully monitored they will be. -Large apartments (we live in a 2 bedrm) with ample closet space. Thin walls and cheap appliances but they do work. Some "opportunities for improvement" -Tell people who are moving in that they may not have a balcony for the first half of 2006. They told us it will be done in June 0f 06 but readinng some of the past posts from tenants who endured the indoor renovations I am starting to have some concerns they will actually be done by then. Meanwhile we were suckered into an apt. with no balcony for all of the spring months. A balcony was a must for us during our search for a place and I don't buy the "we just found out ourselves from WRIT that this was going on" story from building management. First, it takes months to plan, set a timeline, bid out the contract, select a contracter, wait for actual field surveys done by the winning company to done, assembly sub-contractors, work out a schedule and so on....They had to have know late last year that in less then 2 months major renovations where goint to take place. PLUS I met a very nice young couple who had moved in a WEEK before construction started and where not told about it! They just lost their balcony till JUNE or beyond! And a decrease in rent for less living space, noice and the inconvenience that not having a balcony brings? Heck no! -They should do more to keep tenents happy and stay longer then a year or 2. It costs money to advertise and bring in new tenants. Jacking up the rent after one year is bad business. -New landscaping that envolves chopping down the beautiful cedar trees growing beside the building...they help with cooling the place in summer and take years to grow to this height. A real shame I think. -Maintenance is great. Management is weird. they are on top of everything but refuse to send anyone to fix our ice maker in the fridge, which has never worked, despite repeated assurances they would. To close I will say that if you are on a budget and must or sincerely desire to be within walking distance of the metro line, it is a good option. We really like our living environment minus one balcony. But if you are looking for a long term place and willing to pay a little more, look elsewhere. My opinion might change after 1 year but I plan on convincing my girlfriend that we should start to think about moving after the lease is up. Cheers! |
