The Picture of Incompetence

I completely agree with the other review. If you value cleanliness, a competent and responsive leasing office, or peace and quiet- DO NOT MOVE HERE! I moved in over a year ago to be close to work and because they allowed my dog. Everything seemed fine when I viewed the place, initially and again just to be sure. It was the middle of the day and most people and children had not come home from work or school yet I realized later, (to my chagrin,) AFTER I moved in.... The following list will give you an idea of my experience at the "Fields of Falls Church":

1) The NOISE is absolutely unbearable. Through the plaster walls you can hear everything in the hallway- the yells of the multitude of children that roam the complex at all hours, the stomping of many heavy-footed residents up and down the stairs, or the many times police have decided to raid the complex for issues ranging from domestic violence to looking for fugitives...

2) Get very well-acquainted with your upstairs neighbor- you might as well- you'll be hearing every step (quite literally) that they take for the next year if you decide to live here.

3) Many residents (or their visitors) think it is quite appropriate to throw their trash EVERYWHERE outside. Food, beer bottles, or the occasional beer bottle left one night behind one of my car tires... The maintenance staff seems to spend most of their time picking up the abundance of trash left from the day/night before, but new trash is thrown on the ground as fast as they can pick it up. It never ends... Needless to say, it was embarrassing to even try to invite anyone over...

4) Warning- do not live on the first floor unless you just really love the view of a parking lot and also love having every random person walking by try to stare into your apartment. Also, the first floor view gives you the best view of all of the "parking lot parties" that seem to happen anytime of the day or night by some of the residents who just LOVE to hang out in the parking lot with all their friends.

5) The staff and management is unresponsive, slow, not helpful and does not return calls. Before moving out, my air-conditioner broke in late May- after maintenance came out 3 times to "fix" it- it still didn't work. My move-out conditions were less than ideal in 90 degree heat with no air...

6) The hallway floors are never clean.

7) The whole place in infested with roaches. I'm sorry, but no amount of visits by pest control can help if some of your neighbors are gross and the roaches can just live in the walls and other units and crawl under any door.

8) Parking is a problem. Not enough spaces for the many residents- and some cars are parked and I never saw them move for a whole year.

9) The complex seems to have many apartments where as many as three families seem to squeeze into a one-bedroom apartment. Needless to say, this adds to all of the other problems and makes the place painfully resemble a slum:(

10) Safety: I personally saw a fight from my grand view of the parking lot one afternoon- of course the police showed up with sirens blazing quickly. The poor Falls Church police must have lively business dealing with this complex.

11) There is a continuous presence of residents and their friends/ families loitering on the front steps of the buildings, obliviously blocking your access to go in or out, take out the trash, bring in groceries, or you need to walk your dog.

12) The lighting at night is very poor. I did not feel safe going out at night walking my dog or just going to my car if I had to park far away. At night you often see a Falls Church police car parked next to the pitch-black park across the street- it's a very bad feeling to know that the police are that concerned with the neighborhood but property management isn't....

13) Crossing the street to go to the park or walk your dog is dangerous- cars speed by at all times of the day and night.

14)Unfortunately, the children from the complex often play in the middle of the street or in the parking lot- even though there is a playground area available.

15) When moving out, I realized my bedroom window had been broken from the outside. Probably one of the many kids outside broke it somehow... Anyway, I told management about it and they were unresponsive as usual and it wasn't even fixed by the time I moved out (within a week)!

16) The amount of washers and dryers is totally inadequate. My building did not even have washers and dryers- I had to haul my laundry outside to a neighboring building during snow, rain, or unimaginable heat to even attempt this feat. You could never find one empty with all of the families needing to wash clothes with so few washers/ dryers. Also, the laundry room had a lock on it- but was left open and unlocked at all times. This was both dangerous and allowed people, who did not even live there, to haul in bags of their dirty clothes to wash and dry in the already inadequate facility- (I personally saw this happen with my own eyes). It was an utter nightmare to even attempt to wash your clothes here.

My saga seemingly ended two months ago when I moved out following a year at this nightmare of a complex- (thank goodness) and yet I still continue to wait for the return of my security deposit. My calls are still not returned and if I do speak to property management they do not care and continue to brush off even the most basic of their responsibilities. In Virginia, your security deposit (or a itemized reason why you do not get your deposit back) must be returned within 45 days or the complex is breaking the law Kettler Management- surely your legal department has clued you in on that one! Just another example of how the property management at the Fields of Falls Church and Kettler Management do not value their residents, especially at this property.
