I moved from the ghetto of Lorton (a place called Kenton Crossing where it truly was horrible, crime ridden and trash infested) to England Run. I absolutely LOVED it at England Run. The office staff was always helpful and kind to me. I paid my rent on time every month, didnt cause problems, and actually went and talked ot the office staff sometimes...you know a little politeness goes a long way. The office even waived a late fee once when I contacted them to tell them I had indeed submitted my check, but they couldnt find it. They immediately assumed responsibility...asked me to cancel the original check because it must be lost, and had me bring in a new one. I have worked as an apartment manager before and let me tell you....that is RARE in the industry and will only happen with someone who has been a good tenant (i.e. paid on time, not had complaints against them, etc.) so the moral is ....be responsible and treat people as you want to be treated ...same as the rest of life.

The area was great...beautiful. Maintenance requests were always taken care of promptly. We did have a problem with ants near the front window in the summertime, but they always sent the pest control man over promptly.

I did not live by a dumpster as some of the others who have commented did, but most times i took my trash to the dumpster, i didnt see that much of a problem. Sometimes there was trash left on the ground or large items on the side of the dumpster that didnt fit inside, but NOTHING compared to the hell hole i lived in before England Run.

We had great neighbors, there were not that many kids hanging around...of course you will always have some by the park! Most were well behaved though...again in stark contrast to what I had moved away from in Lorton. I made several friends in the complex and would move back in a heart beat!

Parking was also GREAT! Was assigned and right in front of your home. The grounds were clean and well maintained.

The one big issue i noticed was the back gate...disrespectful residents were constantly just driving through it. Oh I forgot my card...i dont want to drive around and put in a code...i'll just drive through and break the wood. This was not management's fault. Some people really need to grow up.
