I lived here from April 06-August 06, and hated every moment of it. I was a student at Mary Washington, so the location was convenient, but that's where the perks ended.

I had the first floor apartment on the first building as you enter the property. It was like a dungeon with only 2 windows in the entire apartment. It was also infested with bugs. Millipedes, roaches, spiders, crickets-- you name it. They were everywhere, despite how clean I kept it. And maintenance refused to spray anywhere they didn't "observe activity" despite the fact that I listed every place I'd seen bugs on the work order. After confronting the management, they said it'd be another week before they would come spray again, and they never even bothered to come.

The management is incompetant. I was double-charged rent and they even filed for EVICTION with the city, despite the fact that I'd paid rent ONLINE two days early! After confronting them about this, it took them nearly TWO MONTHS to confirm that that had resolved the eviction issue with the city (it wasn't until after we'd moved out and reported them to the Better Business Bureau).

Parking is nearly impossible to obtain unless you wait around until most people have left for work. The buildings themselves are very old and in need of a LOT of work. We couldn't close our bathroom door because there were so many layers of paint on the doorframe. The sinks leak, there's no water pressure, and you can hear every step your upstairs neighbors take.

We were lied to when we moved out and had to pay ANOTHER month's rent, even though we were no longer living there. There are much better places in Fredericksburg to go for the price.

The landscaping is non-existent. The courtyards are just dirt in many places. Maintenance is a joke.
