One word summary: Horrible.
My wife and I moved down from the more expensive areas of N. VA thinking that the 1,000 rent and "luxury living" meant that we would have a nice place to live. Not quite. We should have known better when we showed up for the lease signing and we had to wait 40 minutes for them to find our information, prepare the lease and redo the lease after the first mess up. During that process they somehow managed to reinvent math and completely change that amounts they wanted on certified checks. Everything was resolved and we waited for move in day.
We show up for move in day to pay to remaining amount from the lease signing screw up only to have them change it again. We eventually worked everything out to my satisfaction and we got the keys.
We let it slide again with the assumption that it was all an honest mistake.
A month ago an opportunity presented itself for us to buy a house. During the loan process the KC management was contacted to provide our rental history. We hadn't even paid the first months rent and they were already reporting that we were $25 delequent. We come to learn that they claim that we still owed $25 from the lease signing for pent rent. We made the mistake of not keeping the paper they gave us with the break down of charges and elected to pay the $25 to prevent any hassles with the mortgage. My wife went in the other day to get a receipt for the $25 but they didn't have time to write one up; it was the day of the big community pool party and they couldn't spare a second!
That's a bit of a story to illustrate one thing, the management at this place is completely incompetent.
Be warned that the walls are paper thin and I feel like I have my own personal reality tv show with my ability to hear everything that goes on in the apartment above me.
Grilling isn't allowed on the patios but they are kind enough to provide two grills to the entire complex in the common areas. The ban on patio grilling apparantly doesn't extend to smoking. Fortunately I like my place smelling like an ashtray. I've missed it ever since I quit..
I've managed to have one decent shower since moving in. The rest of the time I could probably manage more water pressure if I gathered rain water and sprinkled it on my head.
The gate in Gated community consists of a barely functioning gate that one can easily drive around as there isn't a fence connected to the gate. That gate has also been stuck open for the last 3 weeks which is nice because there were a couple times that it wouldn't open when it was "working".
I can say one positive thing. They lived up to their promise of repainting the apartment, we knew because they had neglected to put the outlet covers back on.
Do yourself a favor and stay away.

that is so true i hate this place we pay 1320 a month and things are cheap here and the people in the officee are so rude and they can care for nothing they need a new manager a.s.a.p
