WARNING! A bunch of lies, rudeness and cheap Apts...

I'll start by saying when i came to Kilburn Crossing Apts. i was feed lies to sign the contract. Such as i was signing a 1yr contract and they put in my contract 1yr 20 days. This is so when they prorate you in the start of your contract they can get it back at the end. there's more but i'd rather tell you better things.

Also there is one maintenance guy for about 6 building with 14 apts... So this means when there is a problem it takes a week to fix. For exapmle it took over 1 week to fix my dryer and in the mean time they told me to go to another building and wash my clothes in an empty apt. Can you say "INCONVENIENCE!!!"

Another good one is they aonly have about 10 parking visitor spots for 4 buildings with 14 apts in each one. I had a family member get towed 3 days before Christmas b/c there was no visitor parking in the whole Apt complex at all b/c i went out and even looked. My apt building with 14 apts on x-mas has 4 parking spots for visitor. The manager told me it's not there fault call the towing company. Why would i call them when you hired them to do that. again 3 days before x-mas.

Some additional things that might help your decision. If you don't like living next to a landfill this is not the spot. The dumpster is always over flowing with garbage from Fri-Mon.. and it STINKS!!!! They say we live in a gated community but the gates never work. It once was down for 3 months straight. Even if it did work you can go around on the grass to get in and there goes your GATED COMMUNITY! Last but not least they say LUXARY! NOT HERE!

Dear Picusmc & Other Readers

I am the Manager of Kilburn Crossing Apartments and I just want to make you aware that this site can sometimes be misleading due to unforseen circumstances. Most of the negative comments are from bitter renter's who do not read their leases. In response to this comment, the person who wrote this comment did not read their lease agreement. Yes, their lease was for 12 months and 20 days, They were prorated for the 20 days and was never informed that they were signing a 12-month lease, wouldn't you have questioned this, before signing the lease? It's unfortunate that in this case, I can't really go in to detail about why they were wanting to get out of the lease "a legal bidning contract" earlier, but I will say that it had nothing to do with the Community. Secondly, included in the same lease are parking rules and regulations which explain reasons for which one may be towed and again it's unfortunate that they did not inform their guest, which they are responsible for doing. There is also signage throughout the Community which states that towing is enforced at this Community, the "visitor parking" spaces are clearly marked as well. We signed a contract with the towing company to tow for violations, their guest were in violation and they were towed. In the past 2 years we have had less than 7 cars towed from our Community, because our Leasing Professionals stress at the time of lease signing how important it is to let your guest know where the visitor spaces are located. The gates not working for 3 month's is exagerated, if there are repairs that need to be done to the gate they are scheduled as quickly as possible. The trash is also exagerated. The staff at Kilburn Crossing is very professional and always goes the extra mile to help. If you are basing your rental decision off of this website, I would definately recommend that you visit our Community and determine if Kilburn Crossing is where you want to call home.

My name is Nichole and I work here at Kilburn Crossing Apartments. I must agree with the manager. We are as understanding and flexable as we can be. Everything is clearly outlined in the lease. Kilburn Crossing is really a great place to be, you should come check it out yourself! I would be happy to help you! :-)

The towing remark made above by management is a complete lie. How about 7 cars a week if not more??? That is the truth. And how about when your vehicle comes back with damage from the tow company? The management is deceiving you with this statement. Guard your vehicle. Even with a parking permit (sticker) the towing company will drag it out. They messed up the 4WD transmission in our vehicle because it was DRAGGED out of its parking spot. And no one would take claim to fix it. AND THE Vehicle had a parking sticker placed on the windshield that had not been touched for over 1 year!
So in reference to management; 7 vehicles in one year is a total BS. I would venture to say 7 a week. Plus, the apartment community gets a kickback from the towing company for each tow that they make. No one will admit it, but it was told to me by the Spotsylvania County Deputy who had to locate our vehicle when the towing company denied having it. Thank God we had ONSTAR.

In response to management. 1 I am not trying to get out of any lease. You and your employees lied plain and simple. I am not the only one you have lied to. Now if i was trying to get out of my lese due to a "legal binding contract, explain why i told YOUR MANAGER i was not trying to get out of the lease. I was not told 12mnths 20days. I was told 12mnths. I told YOUR MANAGER i was paying the 12mtnhs not the 20 days. Another thing. Its funny management in the office can write about me but they wont call me. I call them and when i do talk to the manager, her response was i dont have time to talk to you. Well my understanding is, all you girls do is sit over their and feed lies to on coming tenants b/c you have a quoted to make. I know this b/c I was told by one of YOUR employees. Also its funny b/c YOUR employees will back you up but when alone with tenants they have nothing good to say about the apartment complex. HMMM! You might want to question that. The trash was true and you can look at earlier postings. Also the parking and towing is correct as well. Again look at the postings. Do you see a trend here or is management that blind. She is writing b/c about 6-7 tenants in one building moved out and she is sweating on how she will fill them. Now everything is not bad here. Like one person said the landscaping is good along with spacious apartmets. Other than that you might want to reconsider. Also, no one is bitter b/c you lied. Just stating the truth or i would not be writing. I am sure mangement will have nothing else to do and respond to this posting. NOTICE though they have not responded to anyelse. I wonder if thats b/c i went to Her MANAGER and now she is holding a gruge. I will say since my last posting the weekend garbage pile has improved dramatically. There has been no garbage piling up after speaking to her Manager. To get anything done here you have to go above the managers head to her manager. Prime example is the garbage issue. Not rubbing it in just stating the facts.

It is a shame when the manager of a propery has to get on here with her employees to defend a community to get better ratings.
