Well how do I start.... Things at Kilburn started off really great, Managment was forthcomming and so forth, then cam move in time.. I received the key to the appartment and when I got into the appartment, it had not been cleaned or painted, the carpets have stains all over it, the sink had a plastic bag stuck in the garbage disposal, the stove was nasty, and the silver linings were missing from the stove...
It took kilburn 3 weeks to get the linings for the stove the defects in the bathroom took almost 3 months to get fixed, so much for the Luxurious living they advertise. We have had problems with the tennants obove us as they kept noise all night and when we asked that Kilburn take care of it (see kilburn's policy on excess noise in rental agreement)they told us to call the police.
Then when same tennants broke their toilette and we had Raw sewage leaking into the appartment on the 3rd of July, wait not leaking but gushing, I called the emergency maintenance number, I was told that no one would be able to come out until the 5th and that I should put a bucket under it. Then it took them 2 weeks to fix the problem and they never even took the complete ceiling down just a hole they cut into it. I know that even if you spray disinfectant on the plaster you will be able to get only the surface area disinfected, but what about the plaster that was completly soaked''''
Well that is a question for the Health and safety office, and the practices here are questions for the Chamber of Commerce Hmmmmm. I even have a document signed by one of the office personel agreeing to let me out of the lease and willing to pay me damages plus give me the whole month of July rent back...I don't want to use this paper but will if pushed further.
I was in the office yesterday the 7th of August stating that I would pay the rent when I received my orders and also the penalty for moving out early so that everything would be done at one time and then was told ok no problem,(trying to show my good will again.. how stupid of me) and today I receive a letter from Kilburn That I am late in paying for rent and that if I don't pay the rent plus 10% late fee I will be evicted from the appartment complex. ( Go Figure)
Then we have the local drug dealers living with at least 6 people in a 2 bedroom apartment, selling their drugs and seducing minors and what not, funny how all the tennants living there know about it but managment has no clue, makes you wonder doesn't it.
Bugs,snakes, and what not everything you don't want in your back yard or in your house is here.
You also have to think about it. The last 2 months at least 12 people that have moved out because of the situation here at kilburn, and of the 12 5 have writen bad reviews about Kilburn(plus minus one or two). Duh I wonder why.
I have tried to stay calm and colective, show my goodwill time and time again, but now enough is enough is enough, letters with photo's dates times recordings of binding agreements ( manager stating I can get out of my lease and have the time prorated that I had to live in raw sewage 2 weeks.). are beeing sent to friends at Fox 5, to the local newspaper freelancestar, the Health and Safety Office, and further more the Chamber of Commerce.
When you try to give Kilburn a chance they say everything you want to hear but then they trash you the minute they can.

Hey you really had a bad time here and i think its a good idea to stay calm and all the other polite stuff but enough is enough go out there and make them pay for the trouble they made for you !!

I'm not sure if I believe this site, because if you look at the authors name from this response it's digruntled..probably should read disgruntled, I'm guessing...but the same person responsed to their own comment and then probably made up the name nannes as well. I visited this community and it was awesome! The only downfall was the price, I'm a single parent so I could not afford the rent on my own, but the presentation of the community alone had me wanting to sign a lease and move in that day!

I visited this community and it was awesome! nah it is true .. trust me i know them and i seen it and i lived at killburn crossing and the people there don't care they only care about your money and tried to get it everway they can .. check it out yourself and ask how is the turnover . once people move in they will learn. those people would never change (smile)

I agree. I still wait on my dryer to be fixed and my refrigerator. The mangement tries to be all nice and concern but they really don't have time for you. They all about money. I want to know how do you make all this money in management and live in a Section 8 housing. they don't care about anyone but themselves

First off I live here. Secondly I know the author who wrote this review. It was true. I seen the damge. I know it was created and it was a nightmare for him. He moved from Germany and lived here because he believed it was a great place to live as well as I did. But after you get here and see things for yourself you will understand the potential problems you will experience. especially with the staff and their contract agreement you sign. I'm not here to tell you to move in one way or another. I will let you it has a high turnover. Oh yeah on the way out if you break your lease for ANY reason you are exepcted to give 30 day notice and PAY $3,210 on the way out. Don't believe me, move in and try to leave before your lease is up. I mean no matter what. This site is set up to help you and inform you not lie. Again Im speaking from experience. Its a nightmare here. MOVE IN AT YOUR OWN RISK. Just remember everything that looks good isn't always right for you. This community was meant for high society and retirees who have money, not the average family attempting to get on their feet.

I too thought the apartments looked and showed very well. I couldn't wait to move in. The date was set, the fees and rent payed, the move happened... and the day I arrived with the moving truck they were not there to give me a key. I had asked for a key the day I payed the rent and move in fees but was told I couldn't have it because I had not moved in yet.!? But they would be there to do a walk through, sign a lease, hand over keys etc. NOT! I have never seen any drug dealers, drug users, or drugs in the community. I do know that when I lived there from 2005-2007 there were county police and state troopers living in the complex so that may have had some control over the drugs. As far as the apartments go, they are shabbily made in haste, are prone to breaking (toilets, light fixtures, sinks, etc) though I never had raw sewage in my apartment. I did have a gas leak that KC staff/maintenence nor the gas company could find. They just kind of forgot about it and locked the water heater door. As far as the break lease goes, yes you have to give 30 days written notice and pay 3 months rent for breaking the lease, not just a flat rate. We bought a house and broke our lease just to get away from the noise. After 8 complaints about the upstairs neighbors (I talked to the neighbors too) nothing was solved. The staff just really doesn't care about anything that I can tell except for riding around in their golf cart. Some of the stuff written above I disagree with, but yet I know what I have written is true and if you want to save yourself some trouble, headaches, and money stay away from these apartments.

This place is horrible and you should think twice before moving in. I pay over $1300 per month for one of the larger floor plans and in more words than less it sucks! My closets aren't insulated so in the winter my clothes are freezing, front door doesn't close tightly, screen door doesn't seat properly, light fixtures are constantly blowing bulbs, had a water leak that took them 4 hours to respond to, by then one of my entire hall ways was flooded out, pool is closed because of algae growth, front gate doesn't work - you can put in any 4 digit code you want followed by a # sign and it will open, doggy bags are never filled, sprinklers aren't pointed in the right direction so your cars are constantly getting sprayed and who the hell advertises a three bedroom apt but 2 out of the 3 bedrooms have no lights or ceiling fans...oh yeah and when you try to put in your own you find out the fixtures don't work. The staff is about as unprofessional as it gets; their appearance looks like they just rolled out of bed and they talk to you like you're not the customer. It doesn't surprise me they work at Kilburn Crossing I can't imagine them finding anyone else to hire them.
