1) This looks like it was written by someone who struggled through a high school education. Like the occasional notice that's stuck in our doors, it's very hard to take seriously. (By the way, those notices quickly turn into litter.)

2) The fact is that the management at the Manor does NOT make every attempt to rectify situations. It took over a month to replace a broken window in the middle of the winter. The offical explanation was that "there was a delay in getting the product from the company that maintains our windows." Another of the office staff noticed that the window had not yet been ordered...and suggested that this was done so it was not in the January budget. Regardless, the Manor management did not make a reasonable attempt to get it replaced in time or compensate for heating costs once the true story was revealed.

3) The Manor has tried to make improvements to their property. Recently (Feb '07), they replaced all the interior HVAC units in a couple of buildings. However, the installers hired claimed they had a 1-2 hour process ahead of them. After about 6 hours they left, only to return the following day. That's not the bad part...the heat they left us with BARELY heated the 2 bedroom apartment. After gaining a higher heating bill and louder noise our only help came from the wood fireplace that we have. Of course, the Manor did not carry firewood up to the 3rd floor.

4) Once I called the office to get a new light bulb. I knew that the maintenance guys stocked the bulbs that fit correctly in the track lighting. On the way home (usually after the workday has ended at the Manor) I saw 2 of the maintenance guys on the sidewalk and asked them if they got my request. They said that had not recieved any reqeusts for my building. I simply asked them if they could hand me a light bulb they I could replace myself. They, being nice guys (seriously), offered to take care of it for me. I turned them down and put the bulb in myself.

5) Trial and Error? What is left to trial and error? There are thousands of apartment complexes nearly identical to this one. Managing these properties is not guesswork (well, to most it's not). The manager has just admitted that they do not have education or background in this field. Enough said on this topic.

Each of these maintenance issues has been brought up to the office staff. Multiple times the person on the phone says whatever necessary to end the phone quickly. Generally, this is "this is already on the maintenance schedule," or, "someone should be there shortly." Even when they do take a request (as noted above) it is not necessarily taken seriously.

I'd like to know how management could "fast and efficiently" remedy any of these issues at this point. I'll be moving out in about a month (finally!) which is about 2 months before my contract ends. It will be worth the financial loss.

Other than the office personnel and their commitment to the residents, the Manor is a nice place to live. They offer good size apartments, which are generally in good condition (get one of the newer buildings), for a fair price in the area. I like the wood fireplace as an ammenity even though it could be a necessity in some cases (see above). I also appreciate the parking situation - there seems to be plenty of it and residents are not limited to a number of spaces for themselves or guests.
