In reality, the Manor and their parent United Dominion are a bunch of lying thieves. The women in the office are full of crap and will lie to you to get you to sign your lease. You'd better see the ACTUAL unit you are moving into because they will tell you they're going to install new carpet and paint. By the time you realize you have been had the moving truck is here with all your stuff and what are you going to do'

The office staff do not enforce any rules at all. They will let kids set up a basketball hoop in the parking lot so that your car that's probably not paid for can get damaged by flying balls and fighting children. And to them, it's quite alright if everyone parks their boats and trailers that don't get used but twice a year right in front of your apartment instead of the back of the lot, so that you have to hunt for a parking space and walk a half mile if you come home late.

Do you want to come home to a pile of cinders because your neighbors wanted to use their BBQ grill on the 3x8 foot balcony' Then this is the place for you, because fire codes are of no concern to the Manor and UDRT, and you are allowed to use and store your grill and gas bottle right there. The Stafford County fire department sometimes comes to check, but they stupidly warn the management, who pass around a letter warning residents to hide their grills until the fire chief leaves.

Do you want a garage' They told you you are going on the waiting list' Just wait until you notice that someone moves out of one and some brand new tenant gets it after you are on the "waiting list" for months.

Their maintenance dept. is an outright FRAUD. All these buildings are old now. My air conditioner went out and it was not fixed for 75 DAYS. I counted them! Finally they got a new air conditioner, and they left it next to my old one on Friday evening for me to stare at all weekend, instead of spending a half hour to install it. My apartment had outlets that did not work, a garbage disposal that did not work, and a dishwasher that they would not repair or bring into working order.

The garbage arrangement is horrible and unsanitary. But if you like insects and wildlife this may be for you.

There is absolutely no vetting of residents whatsoever. If you are considering this place, you should get along well with sex offenders, convicted felons and irresponsible section 8 people.
