Be cautious before renting here. Per contractors that are hired to work within this community, there is severe structural water damage due to improper grounds drainage, obstructed gutters and faulty plumbing.
Per statements from the existing maintenance staff, the leasing office and property management community (Bethany Group) have tied their hands. They know certain things need to be repaired to ensure the safety of their tenants but no one will approve them (it is all about the bottom line, right').
Many of the units have mold damage. One existing resident had this to say: "My husband and daughter are very sensitive to mold...we've reported it but the office won't do anything. We thought about taking care of it ourselves but then thought, hey... if the office won't do anything, why should we' We're just going to move."
Per another existing resident "I have rain water pouring in.... but am being told they don't repair windows." The water damage was referred to as "alleged." This resident had to make a video of water coming in during a rainstorm before the office would do anything. Due to the length of time it took to get it repaired, she now has black mold inside her apartment. If you read up about black mold, it is dangerous.
As a renter, you have rights. Please read the Virginia Tenant/Landlord Act. Review the building maintenance codes of the county the complex is in. Tour the community (without the staff). Walk around. Knock on doors. Ask people if they've had problems. Visit the Better Business Bureau website (be sure to search by community name and the name of the property management company). Yes, you should be realistic in your expectations if you're renting an apartment. Apartments house many people and they might not always be ascetically pleasing.... but you pay rent, too and you deserve to be safe and have a decent, habitable place to live. The resident I mentioned above that stated "they won't do anything, why should we'" has it all wrong... If you don't insist the office staff/property management company follow the laws that are meant to protect tenants, WHY SHOULD THEY'"

Your review was very interesting and scary to say the least. I lived in the complex for 2 years and had enough of the gross unprofessional manner of the manager that I had to leave. The owners should wake up and improve their practices, for the tenants are suffering now but if word keeps going around how inefficient they are they won't have tenants.
