We moved into the Kensington Square facility in August of 2005. During our first year of tenancy we observed several questionable tenancies. From our balcony, we were witness to a narcotics arrest, two prostitution arrests and a moderate amount of regular police traffic for noise violations. As it was our first year in Hampton, and we moved from out of state, we decided to renew our lease.
During our second year, 2006, at Kensington Square we experienced a change in management; after the managerial change the grounds were neglected. Hedges were allowed to grow wild, the lawn care was nonexistent, and leaf collection was not performed until the most recent change in management. Leaves were over-running the property, destroying yards and contributing to an overall lack luster appeal. Our car was vandalized and the radio stolen, in large part because the exterior lighting around the property was not in working order. Management was notified several times about the lighting problems, yet the perimeter lights were never fixed, nor are they fixed today. The tenants were still questionable, however we were not witness to any arrests that year, only a domestic violence dispute at 3:30 in the morning, so we renewed our lease.
For our third year of occupancy we seriously considered moving out of the complex. We found several comparable properties and a large variety of rental houses. When I expressed my concerns to management, I was praised for my years as a wonderful tenant, I was promised property improvements and given a rent concession. With good faith, we proceeded ahead and renewed our lease. Upon moving over to a townhouse from an apartment we found the ventilation system caked with mold, the cabinets were written on with crayons, the base of the sink cabinet was rotted and to this day has not been replaced. I tried to cancel the lease but was unable to do so. The maintenance staff has proven to be incompetent; it took three visits to fix one minor toilet leak. A leak that went unfixed for weeks and saturated our hallway carpets on three separate occasions. Which translates to carpet cleaners coming out three times. This past year has been an exercise in inconvenience. During our first year of tenancy the maintenance crew was reputable, dressed professionally in clean uniforms and quickly addressed any issues. As the maintenance staff has changed, so too has the quality of work. Debris is left at the work site and muddy footprints are left on the carpets. The current maintenance crew travels everywhere by golf cart, destroying lawns and creating unattractive tire tracks all over the property. Parking has also become a major issue as we now live in a townhouse on the one hundred side of Stapleford Way. There have been many occasions where we have had to park several courtyards away and walk to the townhouse, in the dark because the perimeter lighting does not work. Run down cars, townhouses with five registered vehicles; these vehicles are occupying spaces that could be better utilized by respectable tenants.
So we're moving out, finally.
