This complex is desceptively normal. The leasing agents r just that, leasing is their only priority. They do NOT care a rats butt what the tenants need and allow us to live in broken down, moldy, dirty, flooded conditions. They tell us to maintain a look for their "management", but they don't enforce it. They send maintennance out whenever they feel like it, and the maintannance does the VERY minimum to "fix" the problem. By saying "fix", I mean they rigged it enough to function. They don't care if ur home's flooded, nasty or broken. They just look the other way, or maybe tell u that's just the way it is. We've got dirty tenants who won't clean up after their dogs, too. My family is military, and that's why we moved here, probably why most ppl move here. We got a discount, and were promised our home would be clean and safe, and not have any maintennance issues. The "model" they have is a joke. It's just an apt they made into an office. They know what they're doing. It's probably like this at all Greater-Atlantic properties.

As of May 2nd, we've moved out. I've learned a lot about the ins and outs of property management & corporate "policies". Also, I've learned a lot about the laws in place here in VA. We as tenants in VA will never have a viable rental contract unless we stand up for our rights. Most of the property owners are aware that this area, esp in Hampton Roads, is TERRIBLE for the average military or transient tenants. We're not able to keep up with whether the laws are followed without having a law degree or hiring a lawyer. Luckily, active military has housing to fall back on and if needed, legal aide. However, with the way the leasing laws are here, the housing dept isn't adequate and there'll always be another "sucker" moving into the area for the average opportunistic property owner/mgmt team to take advantage of. I'm truly at a loss as to give any advice, since my husband and I decided the best action was to grin and bare it til our lease was up, and to move into a much nicer area, and home. We're now VERY pleased with our new place, in VA Beach, and can only say good luck to all Spinnaker's residents. In defense of the employees at Spinnaker and all apartments in the area, we should try putting ourselves in their shoes sometimes. There's only so much they're ALLOWED to do, according to their supervisors, and if the management/corporate/owners don't want them to buy a new whatever, whether it be a new a/c unit or water heater, then the office/leasing agents won't do it so they can keep their job. I've seen so many ppl complain & yell, but what does that help' Let's get along, and smile every once in a while. Smiling & kindness always gets us more than b****ing. I've included some old & new pics, hoping it will help show the issues we had. When we moved out, we purposely made it squeaky clean, hoping it would help the next tenant. Since we know they don't hire cleaners to come in, only their maintennance. Another corporate decision only to fatten their wallets. I did enjoy many of my neighbors but would have to say, it's a typical apt with all the rude and obnoxious neighbors included. Don't forget the nosy ones either. lol typical fare though for any apt. Everyone turn off ur car stereo every once in a while, and watch out for the kiddos, they need to have fun too. There's still stray homeless walking around, and transient ppl from the hotel next door, which they use holes in the fence to get through. If there aren't any convenient holes, they'll punch a board out. If Spinnaker could get a metal fence with a keyed entry for residents this would eliminate this problem. Two cars were stolen in April. Residents definitely need to start listening for car alarms and actually take care of each other. If the word can get out everyone's taking care of each other, then the theft can stop. I've enjoyed all the squirrlies, and birds. We did have a continual leak in our hallway that was never adequately repaired. We even moved out with it completely soaking the carpet in the hall & not able to use our bathroom for the last week we were there. I'm sure it's been taken care of but it would've been nice to know we were still appreciated, not just another body taking up space. I know we were "liked", i was always trying to be nice & polite to all employees. Even liked a couple of them. However, every tenant deserves to live in a clean, dry, home esp when we're PAYING for it. ;) Good luck ya'll!

I believe it is especially at the one I am renting in "oh my gosh...Yorktown..watch out for Grafton Station same style of rigging instead of repairing, got critters coming in, you have to beg them to fix anything on the move in inspection list. I'm gonna do some research, even people who have lived in this area sayhow the current mgmt of the properties don't take care of the tenants but can bump that rent up every chance they get.

Did you ever ask for the email address because when I moved in I got a welcome packet that explains the lease, policies and the e-mail address I'm sure if you just call the office they would give it to you. They have always been extremely nice to me. And the business cards on the bar also have the e-mail address Thank You, Mrs. Walker

I concur with the review. I am a current resident and awaiting a decision from Navy Housing to move or my lease to expire whichever comes first. I have had problems since day one. Now, my apartment is infested with Termites and Birds are leaving in my ventlation. Management is piss poor Gina Burns does much of nothing to satisfy tenants. Their sign says " we love our resident" is a joke, they love that money. These apartment need to be seriously updated if not torn down.

the care pack comment surely was from management, we got ours and all the info , pizza and delivery places a muffin, key chain, ect.---it was very deseptive, they have muffins, bottled water and cookies in the office guess that is where all the maintence money is going.

This same person writes with sympathy about the staff and then says that they lie. Which one is it? careyawalker, I'm confused. maybe some of these navy wives should get a job stop using grown children as an excuse to sit around and eat bon bon's
