Pros and Cons

I've been here for 2 years now. As with any place it has good points and bad but compared to what you hear about other apartments this is definitely the way to go.

Pros-
-Rent is reasonable and the only additional cost is electricity and a once a year deposit for cable/internet service. Returning tenants get a small discount on monthly rent.
-The manager Ron is very fair ("If I tell the story about how something broke and people laugh at you, you're paying for it. Otherwise, it's probably wear-and-tear. We'll take care of it.")
-Maintenance is very quick to handle issues- even as large as replacing appliances- within a day. Two or three if a part needed to be ordered.
-What is in the lease is the strictest law. Often if you've proven to be a reliable tenant he'll let something small slip by.
-Individual leases (4 people to an apartment with separate rooms.) If you don't apply with roommates in mind, Ron does his best to allow you to choose from other available tenants.
-Has a reputation for being a non-party place and, indeed, is a lot tamer than most. The average weekend will have a few gatherings that are relatively quiet and end at a reasonable hour. General etiquette here demands that anyone holding a party warn his/her neighbors beforehand and, in return, they are notified of any problems before the police.
-Parking is never an issue- there is ample parking and designated guest areas and the rules for both are made clear to residents. Parking is well regulated and any non-resident using spaces for car storage are towed. Towing is only done after ample warning. Residents and guests park free.
-The grounds are kept very nice- grass, flowers and bushes are well-maintained. Any ground trash is picked up at least once a day. Dumpsters get crowded during moving days and holidays but there is ample trash space in general.
-Before every move-in, the carpets are professionally cleaned, walls repainted, and appliances/fixtures evaluated for repair needs. Previous tenants are billed for outrageous damages and fixes are completed. If you need to move in a few days early it is sometimes allowed in well-off apartments with the understanding that all repairs may not be finished.
-Staff will check the apartments for needed repairs and filter changes a few times a year because "People often don't report minor things until they become big problems." Notice is given at least 24 hours in advance and no one has to be home. They are always sure to knock first and place a note on the door for anyone coming into the apartment while they are there.

Cons-
-The rent continues to rise every year by mandate of the owner though Ron fights to keep it affordable. There is no pool, exercise room, etc.
-Ron is a little grouchy sometimes but he always warns you ahead of time and never punishes you for a valid visit. Just don't go to him whining about how your roommate used your milk and didn't take out the trash.
-The maintenance staff changed recently as Angela and Andrew moved elsewhere. The new staff is ok, but not half as friendly as they were. There have been a few mistakes made recently as they adjust but nothing major and they did accept fault.
-Does have a few party-goers who did not get the message that we prefer a calmer crowd. Thankfully, these people are handled and held accountable for damages by Ron to the best of his ability.
-Handicapped parking is available, with ramp access. However, uncaring people sometimes use handicapped spaces with little to no punishment. I do think, though, that should these spaces be used by persons in need the effort would be made to keep them clear.
-The walls are not soundproof- yelling, stomping and, on occasion, very loud laughter may be heard through apartments. Walls between rooms blocks average television volume though voices and loud music sometimes carry. General courtesy is rarely an issue unless you have a roommate who is naturally noisy. Some alarm clocks, in particular, penetrate well.
-It can sometimes take a day or two after a snow to clear the walkways. The effort is made but in places where the sun doesn't touch there may be ice from refreezing snow for several days.
