Not a perfect place, but not bad, either

I lived in Woodland Park for 3 years with a couple of roommates. We moved out in August of last year purely for the fact that we wanted a change in location and layout just to spice things up a bit. We LOVED living there. There were some inconveniences along the way, but you find that in any apartment complex. We only had a couple of major issues, which I'll explain in a minute.

The office staff is FANTASTIC. You see the same people every time and they really get to know you. When we had issues that required we speak to Kathy, the manager, the staff was able to schedule appointments for us and she never failed to make sure we were taken care of (and she managed TWO properties). I miss that aspect with where I am now (I now know I never should have left).

They have a 24 hour maintenance guarantee, and they are VERY good at sticking to that. There were occasions when the job wasn't done perfectly, but I always found the maintenance staff to be very polite and professional and they always came back quickly to fix it. The office always sends follow up emails and a follow up phone call, as well, to make sure the job was done satisfactorily. That's a WONDERFUL benefit and I now know that it is rare to find somewhere that has a policy like that.

There is NEVER an issue with parking (except for the rare occasion when some jackass parks in your reserved spot). Guests are able to come over and never have a concern that they can't park their car or that it will be towed. Occasionally you may have to walk a little bit, but if you come home at midnight, it's expected that spots will be taken.

I took issue with the gates. I felt that we paid more rent in order to have the safety and security that a gated community can offer, but it always seemed like the the gates never worked half the time.

The fitness center is very small, and one of the treadmills always seemed to be not working. But, the equipment they do have is very nice (even if limited) and it's open all the time.

The pool is very nice, but has a limited season in which it is open.

The business center is very nice, but is only accessible during the hours the office is open.

The floor plans are very nice, but the rooms can be a little on the small side. I have a queen bed and I felt a little cramped.

I really liked the closeness to some shopping. Walking across Sunrise Valley can be a pain, but it's very nice to have some restaurants and a grocery store right across the street.

You can definitely hear your neighbors. But only the ones above you. We had problems with some of our upstairs neighbors kids that would run around like crazy and knock pictures off our walls. We politely asked them if they could walk softer since we could hear everything, and they got worse! If your bedroom is right near the outside stairwell, you can definitely hear everything when people walk up and down the stairs.

Now, the problems we had were few, but major.
1) The neighbors upstairs had moved out and they had maintenance people (contractors) up there fixing the toilet. Next thing we knew, it was POURING out of the vent in our ceiling into our bathroom. We went upstairs to ask them to knock it off, but they, of course, didn't speak English. So we told the office. They sent some guys over with a massive fan to dry out our carpet. After they left we noticed that our bathmat was gone. A few days later, it reappeared. Now, while I appreciate them cleaning it for us, it would have been nice to have been notified that they were taking our property for a couple of days.

2) We got BED BUGS. A couple of months before we moved out, we started getting bitten. We had no idea what it was, but starting doing some research when we noticed some bugs in the apartment. Definitely bed bugs. Apparently, our next door neighbors had gotten them 6 months prior and the office had not mentioned it to anyone (obviously). But bed bugs live in the wall and spread through outlets in apartments, and they never bothered to do preventative spraying. Killing these things is not like killing normal bugs. You have to wash everything in hot water, bag stuff up so they can't get in it, move all furniture away from the walls, and have somebody come spray this powedery stuff in all outlets. We felt so disgusting by the time we left. We had to get a storage unit to move all of our stuff out and we kept all of our clothes in trash bags in our cars to keep them away from bugs. We slept on the floor in the living room to get away from them. The office tried to blame us, then charge us $300 for the exterminator. Plus our electric bill and water bill were huge after cleaning everything, all the time spent away from work to clean, the major inconvenience, and the fact that we then had to buy new boxsprings and expensive bags to put our mattresses in to keep out future infestations. It was horrible. They compromised, but it still pissed us off that they didn't warn anyone or do anything preventative when they know how hard it is to kill them.

After the bugs, we were happy to have left. However, what happened to us was a RARITY and should not discourage anyone from living here. I would go back in a heartbeat if it wasn't too far from our jobs. There are far more pros than cons.
