High rent, but I recommend

I've lived in Dulles Greene since January and thought I'd add my two cents. I wouldn't exactly call this place "luxury" but it's nice enough & the whole community can't be older than 5 years. My place has new appliances and few marks on the walls. Maintenance has responded promptly to my two little requests thus far. Pool & gym have been great. However, parking near my unit is impossible to find if I come home weeknights after 8pm. There really needs to be a better system for this--many people have garages, so I don't know why there's such a problem. Also, I thought my balcony was a great feature until I tried to use it. The sound of the AC units in the area are too loud to enjoy sitting out there!

One caveat--be sure to ask about all the move-in fees and deposits up front. I paid a non-refundable fee to have my place cleaned/painted which I didn't expect and which I still don't fully understand.

Don't know if I'll renew my lease--rent is just too steep for a one-bedroom.

Thank you for taking the time to write a review of Dulles Greene. We appreciate any and all feedback from residents past, present and future! I am glad that your stay with us has been a pleasant one. I would like to address a few of your concerns in the order you put them in.

I know I have addressed parking in almost all of our apartment rating reviews. Dulles Greene has had improvements made to its parking situation in 2006. In February we completed the construction of 30 additional parking spaces for our residents. Also, at the time you wrote this review we were in the process of switching towing companies. That process has now been completed and our new towing company has been busy making sure that all residents and their guests are complying with the parking policies outlined in the lease agreement. I hope you have seen an improvement as of late in the parking situation around the community. If not, please feel free to contact the assistant property manager regarding the situation to make sure that parking rules are being properly enforced in the evening around your building.

I am sorry that your balcony area has been too noisy for you to enjoy. If we put the units in the apartments, the noise would be bothersome to our tenants when they are inside and messy if the unit leaked. It has been an incredibly hot summer so our AC's are working overtime to keep everyone's apartment within a comfortable range. Hopefully you will be able to enjoy your balcony more in the late summer or early fall when the AC's won't be working as hard. Also, later in the evening you might find the noise better as when it cools down the AC's cut in and out on occasion and aren't consistently running anymore.

The non-refundable fee that you paid at move-in ($200) goes toward the cleaning, painting, maintenance and carpet cleaning/replacement that goes on before you move-in. Every apartment community pays a considerable amount of money to turn an apartment and make it liveable for the next tenant. Each community deflects a certain amount of that cost to the tenant and, actually, Dulles Greene's preparation fee is several hundred dollars lower than most of our competitors. I am sorry that this fee wasn't clearly outlined for you before move-in and I hope that this clarifies our move-in fee going forward for any future residents.

We certainly hope you will renew your lease with us when it comes time. I know one-bedrooms in this area are expensive. They are at Dulles Greene and, because we run a market analysis every week of our competitors I can tell you that they are in this area for everyone. Everyone relocates here for employment and mostly everyone wants one-bedrooms so demand is driving the price up because supply is limited. It is actually a better deal a lot of times to rent a two bedroom for the per square footage cost. Please let us know if there is anything we can do to make your stay here more enjoyable.
