Moving into Dulles Greene hasnt been one of the good things this year. We have had a few incidents to put us off. The most upsetting is the attitude of the staff and the management. The staff is outright rude and arrogant. And when you complain at the leasing office, they can only shrug their shoulders like it isnt their problem. For a two-day delay in rent we have paid a fine of $400, which is outrageous by any standards. With a baby in the house we have had to go without water and heat for 5hours on a cold day without being informed. So what if you were in the shower or didnt have water to drink. The staff here does wait for the President he says, so who are you!!

You definitely dont want to stay in a place where you are not respected or wanted. We are most eager to move out and would recommend that friends or foes, you avoid Dulles Greene too.

Dear Resident,

I am sorry that your stay at Dulles Greene has not met your expectations. I would like to take a minute to address your comments and concerns regarding the community in the order you wrote them.

The Dulles Greene staff strives to be friendly and accommodating to all residents and prospects to the community. I'm sorry you feel we have not treated you with the courtesy you deserve as a resident here. We do care about our residents and try very hard to address their concerns as we hear about them.

Rent is due on the 1st of the month and we give all of our residents until the 5th as a grace period to submit their rent in full. If your rent is paid late, you will have a penalty of 10% of your market rent and a payback of any concession you receive for the month. So, for example, your market rent is $1600 and you have a $200 concession that gives you a special price of $1400, your late penalty after the 5th will be $160 (10% of your market rent) and $200 for your concession. The total penalty would be $360. The penalty is high but, again, that is why we give residents a grace period of five days to get their rent to us. If you have any questions regarding this policy, please feel free to call the leasing office at 703-834-7100.

I can empathize with you about not having heat or water. It is very difficult when you have a baby, depending on the time of day, not to have it. However, it sounds like your gas went off in your water heater which caused you to have no heat or hot water which, unfortunately, my staff cannot predict so we cannot inform you of the malfunction. Some of our maintenance people live within an hour's commute of the property so it may take us some time to get to the property if it is afterhours or on the weekends when maintenance is on-call. If you have any further issues with your maintenance, please contact the leasing office and ask to speak with the assistant manager. She manages all the work orders that get put in for the community and would be more than happy to discuss any maintenance issue you may be having or have had in the past.
