This property is managed by TCR (Trammel Crow Residential) and is a new rental/townhouse community in Herndon. The quality of construction is very poor, as is the overall design of the individual townhouses. Maintenance response is poor. Leasing office staff and regional office management unresponsive. Once you sign the lease you?re on your own here. We pay $1,620 for a 2 bedroom/2bath unit that was reduced in "market value" about a month after we signed our lease. Our new neighbors pay about $300.00 a month less than we do for the identical unit!! We have had constant maintenance problems. The hot water pump is off the living/dining area in a locked closet and sounds like a diesel truck parked running whenever it turns on, which is night and day. The ground floor where the "office area" is located is freezing cold and miserable to use, while the top floor where the bedrooms are located is uncomfortably hot. The floors creak and the laundry doors fall off their tracks. We went for 7 weeks without TV/cable reception,a gas main leak that filled our gargage and first floor with gas fumes, run-on toilets, badly chipped porcelain tubs, linoleum tiles peeling and curling up from the floor, etc, etc, etc. They charge a $300.00 nonrefundable "amenities" fee for a clubhouse you can?t use, a tiny fitness room and a pool that?s closed half the year. Controlled access gates have never operated. But, no matter what, you?re still expected to pay up on the first of each month while you?re basically ignored. Very poor attitude towards existing residents. All emphasis is placed on signing up new residents $$$$$$$.
