Cons outweighed the pros, especially toward the end.

My wife and I lived here for two years. The management was always a bit difficult to deal with (they always managed to be a tad condescending, which is annoying). When we moved in the then-management company were concerned with the grounds and who moved in. They seemed to generally want to provide a decent place for the tenants to live. Then the complex was sold and a new management company took over. The only thing that was similar was the condescending tone. They stopped caring about who moved in and what the place looked like. (for example, there was a recent drug bust at one of the units) We started having daily trash removal at 5:30 AM (BEEP BEEP BEEP). The groundskeepers would walk around aimlessly with gasoline-powered leaf blowers at 8 AM on a Sunday at full bore.

When we moved in in 2006, the rent was $1475. In 2007, it jumped to $1630 (and that was after a bit of negotiation). For 2008, it was going to be nearly $1800. For what' Bass from cars shaking my townhouse at all hours of the night' Groundskeeping at inappropriate times' Complacent management that shows a complete lack of regard and respect for individuals living there'

This isn't even mentioning that they stiffed me $150 on my deposit for carpet stains that didn't exist -- my wife and I left the unit spotless.

About the townhouses themselves: The construction is really poor and I doubt there is any insulation in the walls at all. The utility bills were really expensive because of this. Also, as has been mentioned here, they have the water heater in a locked closet right off the dining room. Attached to the top of it is a REALLY loud fan that would turn on every 20 minutes for no apparent reason at all.

On a positive note, the maintenance guys were always very helpful and did what they could with what they had. And the location is great, right in lovely Historic Herndon.

But, if you like peace and quiet, and like to live in a community that's managed by capable people, keep looking. There are a ton of townhouses for rent in the Herndon area.
