My husband and I have been here for the better part of a year, and we were ok with the arrangement, mostly. The main problems were:

Gates were often not working

Parking (not enough)

Pet waste (a problem everywhere)

Erratic Mail delivery (once or twice a week, always after 7pm)

Unattentive, unfriendly office staff

Hot tub in legends never worked

Sirens from the hospital - just a fact of living here, though you really don?t get used to the screeching at all hours of the night


I was still happy living here, however, as the apartments are quite beautiful, and there was one girl in the office who was truly a gem.


Also, Fairfield management did provide excellent snow removal. However, now that Summit properties has taken over, things have quickly gone downhill. Firstly, the covered up the beatiful stonework leading into the apartments that previously said "The Legends" or "The Fairways" with these nasty plastic banners with the ugly Summit logo.


During the most recent winter storm (over a half a foot of snow), there was virtually no effort to clear the parking lots. I think a plow made one pass total. The snow was days ago and the lots are still covered.

I just received a bill in the mail stating that I am now to pay Summit for my water, sewer, and trash service, which was previously provided by Viterra Energy Services. Oddly enough, the bill is over $10 more than it usually is, for the same services. There are random, misc charges, such as "Base Charge" - 7.50 and "Monthly Service Charge" - 2.00, in addition to the charges for water, sewer, and trash. Gee, I wonder who gets that extra $9.50' Oh, and the kicker is, the "bill", which is due in 3 days (received tonight), arrived as a postcard, so that anyone could read our account information who handled our mail.


To top it all off, they have announced that they are going to discontinue the gate system (ie, this will no longer be a gated community). When we signed our lease, we were signing a lease for a gated property. I haven?t recieved a letter telling us how much of our monthly rent will be credited for the discontinued service. I guess I won?t hold my breath.

In short - do not sign a lease here, as I am sure the services will only continue to decrease. We cannot wait to move out - it is criminal what they are doing to us.
