We've lived here since August of '06 and though there have been problems, the management has been understanding and the maintenance staff quick to respond to our needs.
We did not ask to see the apartment before we signed the lease on our move-in date, which was a mistake. We found out after signing the lease that the kitchen cabinets were rotted through and not usable. The management took about one month to give us beautiful brand new cabinets and countertops and also gave us a partial refund on our first month's rent for the hassle. They had already put in brand new carpet and paint for us, but we later discovered that the "new" carpet came with fleas. We informed the management and they sent out an exterminator and a carpet cleaner right away and the issue was resolved within a couple weeks.
We haven't had any trouble with the area being dangerous or with noisy neighbors. Most of the people here are Hispanic and very family oriented. There are always people walking along the sidewalk with strollers, etc. It's not the ritzy part of town but how bad can it be when you're living in the most wealthy county in the country' We feel very safe here and haven't heard of any break-ins or drug incidents.
The strangest thing to me about these apartments is their creative way of providing you with "portable" washers and dryers. After move in we called the maintenence guy and asked why our washing machine wasn't starting. He chuckled and asked if we had hooked up the hose to the kitchen sink and plugged it into the kitchen outlet... Yes you have to plug your washing machine into your sink, but I guess it's more convenient than going to the laundromat. The people above us have aparently had some problems operating the machine and have flooded our apartment (and theirs) twice now. The management and maintenance staff have been very accomodating and took about a week to replace our carpet and repaint the ceiling. The apartment looks fine now and we haven't had any more problems.
Parking is very convenient for us because we live in one of the front buildings and are able to park right in front of the entrance.
The complex was built in the 60s and 70s, so you can expect some things to look slightly dated (sinks, moulding, doors) and we've had some trouble keeping the place heated during the winter. The installed heating system doesn't blow very hot air so we bought space heaters which work alright.
The landscaping and grounds are well-kept but nothing special.
The rent is very reasonable, the location is great, you're close to all the conveniences of Leesburg, the apartment itself is cozy, but not bad, and the staff are responsive and caring.

I've lived in apartments for 15 years and what you wrote above are problems I've never had in any other apartment. So I have to say that I disagree with you that this is a place that I would recommend. I hope you are able to afford to live in a better place soon so you can see that you don't have to put up with those problems. I'm so glad that I moved out of Hunter's Crossing last year and I think the buildings should be torn down.

Eh, some people just have low expectations. Hence, ending up living at Hunters Crossing and taking time to write how it's "not so bad" despite issues that most people would consider pretty awful.

I lived on the first floor and had the flea problem too. It is horrible trying to sleep through a summer night bundled up so you have as little skin as possble exposed. We fogged the place three times because management was so slow to respond. They send an exterminator to our apartment twice looking for roaches. We never said anything about roaches.
We moved in and found that the walls weren't painted and carpets weren't cleaned.
I have avoided renteing from Aimco properties because of my experiences there.
