During the day the complex is rather nice. After 5 p.m. it can be a different world. The first issue is that of trash. Consistently you will find mounds of trash piled in front of and around the dumpsters. There have been several times where I have witnessed residents walk their trash to the dumpster but fail to put it inside. If the dumpster looks full they do not even attempt to walk five feet to the opposite side of it where generally there is room to dispose of their bags.
The next issue is that of congregating in the parking lots and near the playgrounds in the complex. During the summer you can easily find several men sitting in the parking lot area behind their cars drinking alcohol. They rarely dispose of their waste in the proper place and no one seems to have heard of open container laws. It can be quite intimidating to walk through the complex as men will loiter in front of the buildings, on the stairs, and in front of the playgrounds on tables. The rental office sends out notices warning residents of acceptable behavior and other issues however, their timing is generally bad. Why send a notice out warning/informing residents that they are not to loiter in front of buildings or leave trash in the parking lots in November' The loitering took place all summer when the weather was nice. You will be hard pressed to find people standing outside when the temperatures drop. They also sent out a letter informing people that they were going to conduct apartment inspections to make sure that the units were in good condition and to evaluate possible overcrowding. Why warn people that you are going to check for evidence of overcrowding' Perhaps they are aware that they would have to evict numerous tenants if they actually had to confront the fact that several units have more than the number of people occupying the apartment than on the lease.
In general, I think that if the rental staff were to be more diligent in enforcing the policies outlined in the lease and their response time dealing with maintenance issues would improve, my overall rating would be better.
