I have lived here since March 02. I moved here from So. Cali and was not familiar with the area. This is the second place I have lived in Manassas. I don??t plan on moving unless I find a house in Manassas.

I have been here long enough to experience two owners and a set of maintenance guys.
The first manager under Carpet (spelled') was horrible. She did not respond to maintenance requests in a timely fashion. There was also a large population of ??squatters?? here. Now the new manager is great! She is very responsive and attentive to tenant??s requests. There are some people here who grumble about her and say she is too nosy and strict. A letter was sent out about housing inspections. I think it is great way to clean up the community. If your house is clean and you are abiding by your lease what does it matter if they do a walk through'

The town homes in general are very old and poorly made. When I moved in I swear I thought I found dog food from 1973 in the laundry room. Okay, I kid, the appliances and cabinets were really old and awful looking. The upgraded town homes look so much better. They are more expensive but I feel it is worth it. The grounds are kept pretty clean, although there are issues with dog defecating in the yards or patios. Just disrespectful to me for a person to allow their pet to do that and not clean up afterwards. There is a large spot right off the property that animal lovers can take their pooch potty without having to worry about cleaning it up.

The community as a whole is okay. There isn??t any major crime (that I know of) here. I have been told that there are two sex offenders and a petty drug dealer but I can??t confirm. I feel pretty safe and never had any issues with my son's safety. But like most people and places me would say be careful who you befriend. There were a handful of cars that were broken into and my car was vandalized by a neighbor. Most people here keep to themselves which I really like. There are issues of loitering and loud parties mainly in the warmer months but nothing too serious.

There is ample parking but in my experience some people squabble over parking. Since there are so many spots you usually can find a spot near your town home.

The school district is great. There is an elementary school in walking distance and a middle school not too far. There aren??t that many children in our neighborhood so the selection in friends can be limited (if you rely on local children for your child.)

The mall is also in walking distance and other local shopping stores. There is a great array of things to do in Manassas also.

All in all, I live this place and look forward to many more seasons here.
