Well first thing, price This is the first year (in the six) I have lived here that the rent (well, at least mine) did not go up. I blame, eh, I mean I thank the housing market slump.
There are two types of townhomes (or apartments) here: the renovated and the non-renovated. I affectingly call them upgraded. I had my townhome upgraded recently and I must say it makes a world of a difference. If you do decide to move here I strongly suggest you request the upgraded ones. They are more expensive, but well worth the money. I actually like my townhome so much I would buy it from the owner.
But, alas there is a major flaw with the apartments. The walls are paper thin. If you are cursed with having a neighbor you are going to hear most of what goes on in there. I have several friends that live in the community and I have heard (with my own ears) drug deals, spousal abuse, and child abuse. Never fear these are rare findings and at best I hear people TV or their baby crying. If I could recommend just one thing to the owner it would be to fatten these walls up. I tend to be a light sleepers and my young single neighbor evening get together keeps me up. If you are like me and own a quality surround sound system your neighbors will hate you. I have noticed a quick visit quiets them down (me included).
The community has a small pool and play area for the wee ones. I like the pool, but at times it can get crowded. Plus, it isn t biggest enough to really swim in it. If you re looking for a big pool go to the local community pool. Over the years the lifeguard and maintenance personnel have gotten better.
The community has experienced three owners (well, since I moved in). Some where lackluster and really didn t care about the quality of service only getting paid. Recently, the third owner seems to be taking a genuine interest in the community. The rental manager is nice and from what I hear she has some great upgrades to the exterior of the community. I am really looking forward to what she has planned.
I am not really confident I could recommend this community to someone with young children. I have one who is a teenager, but for parents with wee ones there really isn t much by way of fun on the property. Maybe this will change if more families move in, but for the time being this community is ripe for older children or child-less families.
The community is located near the Manassas Mall. Being from So. Cali I find the mall dreadfully boring, but that is my own opinion. It is nice to have these shops within walking distance. The Prince William Hospital is right up the street and if you were really desperate you could actually walk to that to. I tend to do a lot of walking as a way of really seeing the community. Sunny gate is located on the edge of Prince William county and Manassas city. That is great because the taxes are generally lower in the county, but the city is so close you can enjoy it also.
I absolutely hate Prince William county schools. In my opinion they are subpar in major ways. The elementary and high school is in walking distance, and the middle school is a short drive away. Be prepared to teach your child everything because the school system here won t.
The community is relatively a safe neighborhood. Manassas in general tends to have robberies most. There was one summer an entire section of the community had almost every car broken into. If you have an alarm set it and you should be fine. Outside of this petty crime there isn t too much going on here. The policy department does patrol the neighborhood, which in my opinion is a great thing. Don
Since I have lived here for so long I have befriends several people (families). There are really a great group of families in our community. But, like any community there are some real stinkers. I just tend to keep to myself or be very choosy with whom I befriend. This isn t a negative blow to the community because you will find stinkers no matter where you go.
