The apartment managing staff are the worst I have ever met.
They use special promotion ( in my case, $500 deduction of the first month rent) to entice me to fill the application and pay the move-in fee.
They promise it would be returned to me if I decide not to move in.
All turned out to be lies and tricks.
They asked me to move in on the same day they approved my application while I was busy at my work.
Otherwise I would not get the discount and have to pay higher monthly rent! When I decided to withdraw my application, they refused to give me the move-in fee back and actively denied they made such promise.
I read the bad comments about them but you would not have an idea until you actually experience it! Stay away.

The holding fee is absolute refundable if an application is not approved or cancel prior to approval. But if you don't cancel when your approved and have us hold the apartment while other could have taken that apartment than there is a cost involve. As to specials, there are always expiration on them from the local super market to car dealership to apartments.
