First, was never told about the OUTSIDE of the whole complex being re-done. The place looks like a construction site. Trash everywhere, nails and screws in the parking lot, lumber and supplies taking up alot of the parking spaces, and ALOT of noise. I will say that the office staff is very friendly and professional, but this is a typical PR act that all complexes have to take on. I think they are understaffed as well. I have noticed that multiple phone calls have to be made to complete a task. Also the contractors that work on the apartments don't communicate with the leasing office. The apartments look nice on the inside, but I can see the "Home Depot" look as another person described. I guess I am not that worried as much about cosmetics. Water is not free like alot of complexes. They have an outside company do the meter reading. This can add to your bills. An average water bill is around $5, but then they have all these fees(sewer,admin,etc.)that are around $20! The last thing I would warn is about the rent prices. This is something most complexes do. They quote you a price that they make up. I know for Manassas it is a little high. Then they give you a concession(money off each months rent. There are several different ways they take money off your rent)to get you in the apartment. This helps them in two ways: 1) It gets an empty apartment(that is costing them money)rented and 2) And more importantly, when they raise your rent the next year(average 3-5%) they don't raise it from the rent you are currently paying, but they raise it from the original high "made up" original number. So you rent can jump a $150-$500 a month for the following year. So they really didn't give you a deal the first year, because you are paying them back the second year. And if you stay more than two years it is all major profit for them. I have heard a rumor(I will say have no evidence) that they may turn to selling the units, rather than renting when they get all the repairs done. Which would make sense considering the millions they are putting into the complex. Overall I think there was a little deceipt in getting me in the complex and alot of noise. Don't know if I will renew unless they compensate me nicely for next lease(which I doubt they will. They are in the business to make money).
