Alrighty,
Been a resident of this community for 8 months.
Moved in to a newly "re-done/renovated" unit, while the eye candy of the lighting in the kitchen and the nice fresh paint and carpet pulled me in, there are things that would have stopped me had I known or slept over one night before signing the papers.
First, when this supposed "total renovation" was done, all the original plumbing/toilets and framework were left intact. Yes, you know when someone above you is in the shower, and also when there is any running water going on inside the building at all. You can hear the pipes without a doubt.
If I had to re-pick my choice of floors to live on, 3rd is the way to go... there is basically no sound proofing between floors. While I can't hear a normal toned conversation above me, I can hear loud talking, and definitely yelling. Also, you can hear the nails in the floor board squeak every time above you when your neighbor above is walking around, and if your neighbor happens to have heavy feet you will get the thuds/pounding that come with it.. even at 2 and 3AM and pretty much all the time depending if they have kids, pets, etc.
You can hear each floor's washer and dryer without a doubt. Depending on what model you live in you will always hear neighbors coming up the stairs/ladderwell as it is connected to your unit (most floor plans).
The community itself isn't too terribly bad now that most/if not all construction is completed. At times there should have been a discount to live through all that. Plus the nails in the car tire happened to me as well, but I didn't keep the nails that were extracted or take pictures, so there was nothing that could be done to reimburse me.
Even though I am told I got a deal when I moved it, I see the regular pricing for my unit today and would hope that no one actually pays that amount per month for what you get, which is basically a nice home depot'ish of a remodel job lacking in important areas.
Also, redoing the blacktop/parking was nice, but putting in 3 foot speed bumps wasn't.
The good about this place is the nice little gym, pool, and being close to a lot of areas. UPS/FedEx drop off at main office, and the office staff is professional and overall nice.
I wouldn't recommend living here unless all other options are exhausted.
