After reading all the terrible reviews on this site, I was very scepticle about moving into this complex. Although I have only been a resident since April 1st, I have [actually] enjoyed my tenancy thus far! The main concerns that I had were: management, noise insulation, and roaches. Maybe I've just been very lucky but I havent had a problem with any of those things. The parking is also great (my friends never have an issue) and the rent is very reasonable for this area.

We moved in Sept 2005 and we didn't encounter the roaches until Feb 2006. The all started coming in once we received a notice for extermination in our building. We had problems with the roaches from Feb thru the end of our lease. It's like the roaches had all migrated from another building, appeared in someone's apt in our building really bad so they exterminated our entire building. They exterminated our building once every other month from Feb until we left. So my point: wait for a few months. That's when the "true colors" shine.

I am moving in shortly and after reading some reveiws,am a little concerned. I hope to take some comments with a grain of salt since they are rather old. I am giving them the benefit of the doubt , in hopes things of shaped up. I am leaving one disgusting place in hopes this will be better because of the long term managment. Turn around of management in the place l am in now is unbelievable! I sure hope l have not been deceived by Dolly Madison in believing it is better standard of living! If not , l am prepared to stand up to this nonsence! I expect customer service and loyalty to tenants in assisting immediately towards a good, clean, healty standard of living. No roaches and all around working conditions.

To those just moving in, don't worry too much about the negative reviews. We just moved out, only because we needed more space. After living here for more than a year, we were very pleased and comfortable. You just have to realize that the buildings are 40 years old and will have some issues. But I can say in all honesty that the maintenance crews at Dolley Madison handled every issue we had quickly and were very friendly. They all live on the premises, so this is their home too. Also, if you are respectful and nice to the office managers, they will treat you well too. At least that has been our experience. One of the biggest plusses here is safety. If you look around at all the homes, you see that people keep a lot of their things on their balconies/patios - they feel no need to lock it all up. Kids play on the playgrounds a lot, and there's no worry about their safety. With rent this cheap, we were surprised at this lack of crime in the area. I think the biggest downside is the noise. As I mentioned, they are all old buildings, and they squeak and creak a lot! Best if you can get a top floor apartment. But really, that is one of the few downsides. We never had bug/roach problems. Only other thing that annoyed us really was the dryer. Because this place is so old, it doesn't have exhaust vents for modern dryers. Thus, the dryer is pretty old and it has one of those lent trap things at the top and basically vents into the whole apartment. Annoying for us, but nothing can be done about it. Another positive were our neighbors, who were very diverse and it was really cool seeing so many people from so many different backgrounds living so close to each other. So, in all, don't worry about it, you will enjoy it there. Best of all, you really can save a lot of money living there!

Thanks! My husband and I started new jobs in Falls Church recently and are looking for a place to live in a decent location with a washer and dryer. For $1300/month for a 2 bedroom 1 bath, I'll put up with an old building and some noise. I appreciate your responses.
