What Crescent Heights will do to you

Sent to the residents of the Fountains of McLean, the Gates' sister property, edited for brevity:

Dear Resident,

We are a concerned group of residents who have been working hard to get Crescent Heights Management to own up to their promises regarding the repairs to the Fountains at McLean. The disrepair The Property is in may come as a surprise to some but not all of the residents. The unit-owners were promised a structurally sound dwelling place free of defects by Spring 2003. As we approach Fall 2003 and the "Turn over" looms on the horizon, it takes only a short walk to the garages or the courtyards of the mid-rise buildings, to notice that the promised repairs are far from complete. The problem is further compounded by the fact that The Management has moved most of their construction crews to their new project "The Gates of McLean" while residents at The Property still await repairs to their apartments and to the common areas.

If we are left responsible for these repairs the condominium association will have no choice but to increase the condo fees exponentially or worse yet resort to special assessments. For instance, the projected cost of roof replacement is upwards of $450,000 and the estimated useful life is 10 years. According to our experts' opinion the current roof will not last half its estimated life. This is evident by multiple episodes of roof leaks. This roughly translates to a special assessment of $900 [per person]. Other repairs can be as costly.

To date We have tkane the following steps to hold The Management accountable:

Written several letters with picutres of the areas in need of repair to put The Management on notice as to what we expect from them at turnover

Filed several formal complaints with County of Fairfax (Health Dept. and Critical Structures Dept.) who sent their inspector to document all the code violations that the property is in

Retained Legal help at our own expense to map out the most effective path to peaceful and inexpensive resolution
