We have lived at Fairway for the past 5 years (1st mistake; Army transfer didn't come through in time). While we are friends with a few of the couples in our building, this place just is not worth it.

1. Management rolls over in fewer than 12 months, usually closer to 8-9 months for EVERY manager since we've arrived. The office staff is getting less and less competent and substiantially more RUDE.

2. Maintenance requests have been mislaid or signed off on by maintenance workers WITHOUT having completed the job.

3. ROACHES! The last time they came into the apartment to put down "gel", there was nothing done to the apartment. Since we've had new neighbors, they've gotten worse. Also, there are rats in our building in the ventilation ducts; the colder the weather the more you can hear them scurrying at night. This is a new development within the past 8 months!

4. 1st floor patios flood when it rains and are breeding places for bugs, particularly mosquitos.

5. There seems to be a bias towards bending the rules of leasing (particularly ignoring occupancy requirements) to families of minority backgrounds. When 7 adults and 5 kids live in a three bedroom apartment next door, you have no idea who your neighbors are, there are too many people coming and going and it is worrisome.

6. Repairs made between tenants consist of plaster and paint; no substantial repairs are made. Door hinges have so many coats of paint that they do not close properly. Carpeting was laid over hardwood floors, but no adjustments to sliding closet doors were made, so the doors tear up the carpet off the tacks every time the doors open. Carpeting is VERY cheap, easily marred and does not last. "Plush" is false advertising.

7. Yes, the apartments are larger than some in the area, but are not worth the expense currently demanded. The rent changes when your lease needs to be renewed, expect at least a 7% increase everytime.

8. Call Fairfax County police to find out how often they have to come out here to deal with domestic disturbances and drug issues. It's been about once a week somewhere in the community.
