Well, I made a good review (forgot which one) right after moving in on a 14 month lease.



All that changed a few months later when the air conditioner was not working. I called maintenance after hours and they said they dod not need to come out because it was "only 70 degrees outside", when in fact it was 85 outside and over 90 in my place. Also had some trouble with neighbors leaving mailbox trash in the breezways.



I have heard from others that 1 day late rent they charge a 10% fee every time. Quite interesting, seeing how they treat deposits, more on that below.



New residents can move in on leases $200/mo less than long term residents and they do not offer people renewing the same deal as new residents. That is part of why I moved. My $1025 rent was going up to $1070, so I guess they are "glad" to rent that place out for $800 or so to a new person, rather than dropping it or keeping it the same for me.



After moving and cleining the place thouroughly, even replacing lightbulbs above bathroom mirror (they will charge you $25 per)I asked to be on the walkthrough or for someone from the office to walk through. No dice, and they acted like it was the first time anybody ever requested that.



Under VA law, they must notify you of any deductions from your deposit within 30 days of vacating. Also, VA law says that it must be returned within 45 days and interest must be payed if it was kept longer than 13 months. I was on a 14 month lease. They never notified me of anything. I called asking about my deposit and they said it would be about 3 weeks after moving. 4 weeks later they added that it has to come from the home office in North Carolina. I called the office in North Carolina, they said I needed to talk to the Reston office. I ended up informing both the Reston office and the North Carolina office that we were on our way to court since it was over 45 days from my vacating.



Finally, after promisike to tato them , courtrethey ain claim mg thatk y checngis being FedExed from North Carolina today 11/22/02. If it is not the correct amount I will still be filing in small claims court.


The aftermath of that, no they did not send by FedEx, they sent by UPS and left my address incomplete. They re-sent the check yesterday 26 Nov 2002, but they did not include any interest charges. I will filing in FFX VA small claims court against them next week.



I do not recommend dealing with these people at all. Their "niceness" is just a load of BS. If they even mention a deposit, just walk out and check at Reston Landing, where I moved to a nicer apartment for the same price and no deposit.
