Next to Stuart Woods...

This place changed management about 3-4 months ago when all the people quit because they HATED Equity (the company that owns Waterside).

The old management was very nice and very responsive and were very friendly, down-to-earth people.

Once the new management moved in the place turned into more of a Regime than a place to live. As others mentioned, they LOVE to threaten their tenants and try to squeeze money out of them any way they can. They were unprepared for their first snow (although it was known for a week previous)- They didn't even have a snow blower or anything- Just the poor maintenance guys with shovels.

The parking *SUCKS* in most of Waterside. If you are not home by 6-8pm you will never, ever get a spot without walking a couple thousand feet back to your apartment. They give out far too many parking permits for available spots.

They do aggressively tow if you not a tenant- This is one good thing about them (although thats really just the towing company wanting to make $$$)

There are always Cops going around Waterside. Its not as bad as the Beacon Tree area or Alabama Ave in Herndon but its on its way. Just a month ago there was some sting where Cops were racing around the community...Lots of domestic abuse going on pretty much constantly...

There's always those of Latino influence working on their cars/wandering around which isn't a big deal but its not a very comfortable feeling either (they mostly don't speak English and basically alienate themselves from the community).

Overall, the feeling you get from living there (since the new management) is a lockdown state where "you better watch your ass". I believe the management has a tendency to punish everyone for a few bad seeds that are most definitely in the community. So basically the Regime theory is pretty accurate.

Move next door to Archstone. Much, much, MUCH nicer, newer, pretty much the same pricing, and they don't put notes on your door constantly telling you what you can't do.

I actually looked at this website before I moved here and the place had a bad rating. I should have listened! (oh and during the Spring/Summer you'll have bugs all over your apartment, even if you're meticulously clean).
