Ok if Looking for a Cheap Deal...

River Towers is a great building for students and with utilities included, the price isn't bad - but the "renovations" are a complete joke. I've lived here for the better part of a decade and been through many (many, many) staff changes in the leasing office . This rental company constantly moves people around from property to property so don't expect to move in and a year later still be dealing with the same people who know you and your past history with the building... or who really care about YOU.

The "renovations" are all surface. They don't involve replacing the windows that are seemingly the same ones put in when the building was built 20 years ago. They rattle at the slightest breeze, leak water if the rain's angled right, and do very little to insulate heat or a/c (but since you don't pay for utilities, guess that doesn't matter). The heating/AC units are all very old, same with most of the appliances (my dishwasher seems to be circa 1975 or around there). All the renovations involve are new counter-tops, taking down the nice sturdy bars in the closets and putting in flimsy cheap metal bars, new closet doors, new medicine cabinets and mirrors in the bathroom and well.. not much else. They're also using the "renovations" as an excuse to raise rent quite a bit.

The building is fraught with water leaks - get renters insurance! "Leaky Towers" is a long held nickname. Oh and I wouldn't recommend any of the apartments sharing a wall with the elevator shaft. You'll constantly find yourself listening to it loudly announce "7th Floor" or wherever. On the flip side - if you're in a 2 bedroom GOOD LUCK hearing the fire alarm should it ever go off and you're in 1 of the bedrooms.

That said, if you're living on the 5th/6th floor and above, chances are pretty high you'll have either a nice city view or a great river view. It's in a convenient location to the city and VCU and to the river if you're a Pony Pastures or Belle Isle fan. Utilities ARE included, which makes it a convenient 1 check a month thing. Don't believe the "free wireless internet" though - it's complete crap - the installation of it is terrible and the signal barely usable and pathetic unless you're in the lobby.
