The front balcony, the location, and a few architectural details are the nicest things about this apartment. If you are a do-it-yourself repair person and do not care about how the property is managed, then this could be the perfect place for you.

The landlord is negligent and consistently makes excuses for nonperformance and unreturned phone calls (her phone was broken, the phone company erased her messages, it was the contractors fault, etc.). She typically acts confused and can't recall prior conversations to avoid responsibility. We try to put everything in writing to prevent this problem, but she has refused the last few certified letters that we sent to her. Though she is difficult to reach, the landlord ensures that she receives her money by requiring tenants to deposit their rent checks directly in her bank account (a problem of its own b/c she has trouble deciphering who paid their rent). She rarely gives appropriate notice before entering the apartment for her personal reasons and constantly has to be reminded that the law requires her to give 24-hours notice.

We could go on about building code violations cited by the city housing inspector, the windows she nailed shut to avoid replacing broken locks, her collection of personal belongings that grew in our apartment and other problems. It would be prudent to address these issues w/ the landlord before signing a lease -- and get everything in writing!

As another resident mentioned -- the place has a lot of potential under better management.
