Good neighbourhood, so so Apartments

Location, location, location.

Mr --------- is a slum lord in my opinion because despite the 10,000 rooms he owns in several locations and states and the big bucks he makes, he charges for every little service and gives back not much.

You can get better apartments for the money, they just charge for the location, it is clean and well kept on the outside but they have some bug infestation problem, the walls are thin, maintenance guy is great and they have a convenient website to request maintenance online, which is very efficient, otherwise the main office never....I repeat never answers the phones.

The worse thing about the place is the really cheap quality of fixtures and appliances, they are really old. Ovens are the old style electric without a glass front to check the contents, no timer, just plain jane. There is no microwave, you have to buy your own. The patio is useless as its too tiny to be useful for anything but one person, two max.

Management has changed twice since i have been here, the managers are really, really nice.

Their towing policy is strict, so beware and you have to drive 50 miles to pick up your car, we had ours towed from our appointed spot because I forgot to replace the parking tag, my fault, but cost me $100 and a 2 way drive to way past Richmond's ghetto downtown district to recover it.

They recently removed the free water tap to wash renters cars, instead installed a coin operated wash charging 75 cents a wash.

They have an inadequate and tiny playground for kids, the gym is tiny with 3 cardio and a couple of weight machines, the pool is decent, management does a good job maintaining the grounds, which are clean, and the area is well lit.

This place is fine for couples, but would not recommend for families, although there are quite a few families, there is a shopping center across the street but its really expensive which is to be expected around here. Walmart is about 5 miles away, so thats where we get our groceries. I love the surrounding neighborhood, it is clean and upscale so that is always a pleasure.

All in all, not the worst place to live in, just know this place will hit you for every penny if you bump or scrape anything in the apartments, so I would not suggest a lease longer than 6 months no matter the incentive, its not worth it.

Please don't take their word for the advertised square footage, verify it yourself, it was at least 200 sq ft smaller in our case.

Its smaller than what they tell you as the rooms were designed by monkeys because you can't arrange furniture any which way you try. We could barely fit our queen bed in the master bedroom and add a 5 drawer chest...thats it, and the living room is wider than it is long, so you can only use two ends of the room and have to fiddle with the TV setup to be able to open the door to the patio and have space to move around....arrrggghhhhh!!!!!!

The toilet seats are pretty small as I am not fat, butt at 6' 1" tall can barely fit on it, the sinks are ridiculously small and splash water on the floor even with the best care washing hands or face.

Then we have 3 AC units placed strategically right next to the side window in the master bedroom, so when we have the window open to let a light breeze in and someone else upstairs decides its getting warm turns their AC on, the noise seems as if the AC unit was in our bedroom. So we have to shut the window which blocks the cross-ventilation. What a dumb place to place 3 AC units, right next to a window.

There are doggy poop receptacles everywhere and people are usually careful.

Generally quiet during the week but gets rowdy at times on Friday or Saturday evenings recently with broken beer bottles in the parking lot.

I think the layout is great and my queen sized bed fits nicely. I use my second bedroom as an office because I work out of my home.
