There are two buildings Trolley Square East & West. I lived in the West building.

If you want lots of details continue reading I have gone on for quite a while.

Pro's:
Location: Real close to VCU, easy access to I-95/I-64.
Good amount of square footage for price. Big Closest and lots of Cabinets in Kitchen.
Parking is not bad if you pay for it. There are places for visitors to park on the weekend.
Walking distance to YMCA Gym. (3 blocks)

Con's:
Roaches.
I called 2 or 3 times to get rid of the roaches and they supposedly came in and sprayed. Well they were still there when I left. I bought a can of roach killer and left out traps. They did not go away.

Heating/Air conditioning system.
The way this works is the building is set for a length of time to have the heat on and then air conditioning on. Now the problem with this is the transition months in the spring and fall. It got real hot in March and the heat was still on and I had no way to cool down. Opening the windows just let bugs in because there are no screens. Also the radiator system in the building broke at least twice.

Water leaking.
I came home one day from work and some idiot on four floors above me left there water on and flooded down to my floor. FOUR FLOORS!!! and I was the first to notify management. My rug in my bathroom got soaked and they made no offer to clean it or anything. Also there was a stain in my bedroom that I called about 3 times to have come fix and everytime it came back.

Gas stove.
One of my burners went out and never got fixed. Plus when the guide light goes out on the stove it leaks gas into the apartment.

Cable.
There was only one cable outlet into my place. I had to run a 50' cord to my bedroom to have cable in there. More of an annoyance than anything.

Blinds.
Those things suck. They break easily.

Laundry.
Yes there is onsite laundry. However the only way you can use the facilities, which they failed to inform me, is you have a card that you add money to to start the washer and dryer. The machine to add money to the card only takes $1,5, or 10's. I don't know about you but when I go to the ATM I get $20's. So everytime I had to do laundry I had to go to the hotel next door to get change. Plus once money is on the card there is no way to get it back off. Additionaly one of the washers' was broken for 3 months when I lived there.

Sink & Shower.
One basin sink. Have fun doing dishes by hand in one sink.
My shower knob that turned on the shower stuck and I had to remember to manually pull it out every morning before I took my shower.

Building.
If you live on a floor where you need to used the elevator good luck. Luckily I could use the stairs. The elevators are slow and unreliable. The weekend I moved out the one working elevator broke down and was out of commission for 9 hours. They were renovating the other elevator and the one that broke had supposedly just been fixed. Additionaly, several times they had to shut of the water in the building, spray for bugs and fix the heating/air conditioning system. Most of the time this happend on the weekend or during the day when I was at work.

Staff.
If you call and leave them a message about a problem they will not call you back and will not do anything for several weeks. The last time I left a message it took them 3 weeks to respond. If your lucky enough to get in contact with them they are more likely to respond but the big thing is if you can get in contact with them.

Overall:
The price isn't horrible compared to other places in Richmond, however if you pay a little more you can get a place 100x better. A lot better amentities and better management staff.
The staff is cold and unrseponsive to your needs.
The building is also just old. I beleive I heard it was made in the 70's which would explain all the problems. It's in dire need of a facelift.
Please consider carefully before living here.

totally agreed. East was every little bit as bad as west, but now it has gotten a little better after complete renovation. But I still see freaking roaches now and then and I have to spray once in a while if i don't want to see them. They frekaing cut off the water so many times, and today!!! they freaking turned it off without a warning so I had to use 5 bottled water(what a waste) to shampoo my giant freaking head. Don't come here. Stay away and go to fan. or live on the street and save some money.

The following applies to the East building. pros: All-hours swimming pool (during summer months), "special" rooms (theatre, cyber cafe, pool lounge), electricity & gas included in rent, trash / water / sewage could be paid along with rent, laundry room, good location, hotel-style environment can be appealing, cool ------- decor that makes no sense but still looks cool and may impress your date (just hope they dont walk too far past the lobby) cons: water is shut off routinely, hot water not guaranteed, water leaking problems (all over building), roach problem, mix-ups with rent (was wrongly given a letter of default), security problems - occasional in-house thefts and no cameras (one of my rent payments was reportedly "torn up" following an office break-in), fair-to-poor maintenance responses, half-functioning elevators, poorly-worded statements on lease documents, the staff is hit-and-miss, Craig the manager does a good job but the staff carries an eye-rolling level of southern "charm", which only works on me if there aren't constant water leaks and roaches in my oven.
