Years at this apartment: 2003 - 2004
Faulty plumbing, defective architecture, HVAC issues, sewer/receptacle smells, terrible and incompetent management, inconvenience resident life, no value in return for paying highest rent in Richmond, share amenities with other communities. If these are the features and benefits you look for in selecting an apartment community, than the Estates at Horsepen is for you.
This is by far the worst community in Richmond and the surrounding areas. Putting aside the pitiful, brain-wave challenged staff (will get to them later), the facilities themselves have more structural issues that one would question if the certification is legitimate.
If you are going to try out for Fear Factor, try living in this place. The grounds are so poorly kept, that you are lucky to be able to walk 10 feet without encountering a pot hole, flooding, sewer back-up or debris from repairs being made. Keep in mind while this may sound normal, the community is barely 1 year old.
The staff is as hair brained as they come. Anyone that wrote something postitive about them is either sleeping with them, or more likely works there. Do not trust, believe or quite frankly listen to what they tell you. If you want the truth, walk around the community and ask other residents:
1)if they like the community
2)would they recommend it to someone else
3)are they going to renew their lease
There is a better than 90% chance you will meet someone who says no to all three, or laughs so hard.
If you are someone who is willing to pay a higher rent with the assumption that you will receive customer service, (get the idea of going up and over expectations out of your head) the Estates is not the place for you. Their idea of customer service is to interrupt your life you at all possible times. If you lost the bet and have to stay here, plan on using several days of sick leave or vacation to address issues at the Estates.
They have rules are for their residents but the staff that resides at the community do not have to follow. The staff sells you on the clubhouse, however that is only available to be rented out by the staff at the Estates. Mind you that community actually closed the clubhouse in order to hold show off for the property management company.
How many people do you know that vacate an apartment in the middle of the nite three months into living there because they couldnt stand the place. It happened three times.
This place could care less about the residents satisfaction or well-being. I could write a novel on the lies that were told to me and never came to life. They have a great dog park, community events and accommodations for guests. But I guess you have to be a select resident to be able to see these things.
Take it from personal experience; contacting the corporate office is worthless. Make sure you read the contract with a fine comb. This is the only community that takes 60 days to issues a refund on deposit because they are so hard up for money.
It is almost that time of giving, so do yourself a favor and stay away from the Estates of Horsepen. That is unless you like having additional stress, belongings broken, icy walk ways, lack of parking and constant plumbing issues.
