Detailed review -- I'm happy living here

I read all the reviews about the complex but decided to take them all with a grain of salt. I'm sure glad I did.
I love my townhouse and have recommended the complex to several of my friends.

While several of the complaints are valid, many of them have either been corrected or are ridiculous complaints. I met a girl recently at a U of R alumni event who lived in the complex when it was still brand new and she told me some of the problems she experienced, but we concluded many of them have been resolved.

Some of the issues:

Parking â The parking situation can be difficult only in the cul-de-sacs and even then itâs not terrible. I live on one of the few cul-de-sacs and have only once not been able to park in front of my house. But I was still able to find parking at the end of the block.

AC/Heating â The fact that the thermostat is on the 2nd floor is very strange, and does cause make the upstairs several degrees hotter than the downstairs. BUT, we have found the insulation to be good that in the winter we actually rarely turned on the heater. In the summer we need to use the AC more often, but even then the bills havenât been extraordinarily high. The house seems to keep cool when the windows are open, and the design of the two bedroom houses allows for a good outside circulation.

Bathroom fan/light â Yes, the folks are right, you canât turn off the restroom fan unless you turn off the lights as well. This has not annoyed me because of the 8 houses I have lived in, only three had separate switches for the fan, two of which also had bathroom windows. I dismiss this complaint at trivial.

Sewage/Grounds â I canât comment on how the area used to smell or how it used to look. All I know is that itâs beautiful now. The grounds are well kept, water drains properly and I have never encountered a sewage smell. One complain folks may have is the sprinkler system seems to come on at odd times. But once you figure out the schedule you can easily correct the problem by covering the sprinklers with a few kitchen pots.

Toilets â I do have a complaint about the toilets though. They are low flow, and on occasion do not adequately accomplish their tasks. About every other month we need to use a plunger â but after a quick go with the plunger the problem is fixed. Anyone who complains about the toilets has a legitimate complaint.

Kitchen â My biggest complaint is the size. The drawers are too narrow to fit standard drawer organizers. But the cupboards a nice and tall.

Clubhouse/Facilities â Again I can imagine legitimate complaints about promised facilities that werenât completed as promised. But all the facilities are complete and available to any resident. The pool is spectacular, the gym is state of the art, and the entertainment facilities are top of the line. In fact it was the gym that sold me and my roommate on the Estates. All the cardio machines have personal TVs. All the equipment is new and well taken care of.

Construction - As opposed to several of the other complaints, I have NEVER heard my neighbors. Maybe our neighbors are just very very quiet. But in fact, I can hardly hear my roommate. Sound travels through the airvents in our bathrooms a little bit, but we with the bathroom doors shut, we can't hear anything.

Staff â I heard from my girl that used to live in the complex, and several other folks that the staff used to be fairly rude. If this is the case, then there has been a drastic change. The new property manager (as of December) is committed to providing great services to the residents. She remembers the names of residents and also presents herself in a friendly and professional manner. All our requests and suggestions have been addressed promptly.

Rent/Price â The Estates of Horsepen houses are definitely on the high-end of rent in the West End. But you get what you pay for. The extra amenities make living in the complex quite enjoyable. If youâd rather not pay extra for the âextraâs then I would not recommend the complex for you.
