Georgetown is decent enough as long as you don't have high expectations

I've lived in my fair share of apartments in the Fan area, with Georgetown being the most recent. I lived with them for a little over a year, and my experience with them was mixed.

My biggest problem with them was maintenance-related. They were really good and prompt with easy fixes: when the stove wouldn't light, and the bathroom sink wouldn't drain, I would submit a repair request and someone would be there bright and early the next day. However, for more complex things, you might just be screwed. We never had properly working air conditioning the entire time we were there. We first discovered it worked poorly in late spring, and someone came by to examine it, telling us it hadn't been replaced since the building was built and that they'd need to tear out a wall. The date for this to happen kept getting pushed back (due to everyone else needing AC-related fixes, we were told), and people wouldn't come by when they were supposed to. We eventually found out they had laid off the guy we were first talking to about our AC, and that they hadn't been planning on replacing it at all. We had a lot of runaround regarding the AC problems and it's poor quality, and we eventually just dealt with being hotter then we'd like in the summer and using a lot of fans. It would sometimes get cool enough if we really cranked it up, but there was no way to feel good when the temp. hits the mid-90s. So if you're really sensitive to heat, I would stay away from Georgetown.

Parking is decent: there's one space per apartment, but there are many non-reserved spaces in the lot, and the entire side street can be used for parking as well. The only complaint I have about parking is the rather vicious towing service they use. We had a friend helping us move in with his truck. We go inside for 20 minutes only to hear loud noises outside. We head out and see a tow truck, who we had to pay $25 right there to allow us to move our friend's truck. Georgetown needs to have temporary moving day parking passes, because this is not a friendly introduction to the apartment complex at all.

Also, be assured that Georgetown is not a community. They state in their lease that you are not allowed to congregate outside in front of the apartments with chairs, and I and others I know received warnings from them for having chairs out front and sitting and socializing in the evening. It is unfortunate that they do not wish to have renters get to know their neighbors.

Locationwise, Georgetown is great. I-195 is right there, you can walk to Carytown, Willow Lawn and VCU are a short bike ride/car ride away, and the Near West End (just to the west of Georgetown) is an excellent neighborhood for taking walks and bike rides.

The interior is nice enough for an apartment. If you are trying to hang pictures it might be maddening, with some of the walls being thick cement and some of the walls being rather thin and non-supportive. The kitchens is pretty nice, though, as is the bathroom. No dishwasher though, which is unfortunate. You have the option of getting a washer and dryer in your kitchen for extra money, I'd save the money and just get an apt. located near one of their laundry rooms. The laundry rooms are decent, with 4 washers and 4 dryers.

As for pets, they really charge you for them. When I was there, it was a $200 nonrefundable deposit per pet (we had cats), plus an extra $10/month per pet.

While Georgetown isn't the best place to live, it's also not the worst (on a related note: stay away from Waybright!) It's hard to find the 'perfect apartment' without paying through the nose for it, so just do your research and, if you don't like it, look forward to moving when your lease is up!

Very accurate; however, even the "simple" fixes are HORRIBLE. They decided to "fix" my neighbor's refrigerator by turning down the temp. which ruined all her food. They FINALLY replace it with an OLDER model then what she had. The laundry room locks broken locking a tenant in...apparently they didnt' feel this was worth fixing. THIS PLACE NEEDS TO BE INVESTIGATED UNDER FAIR HOUSING!!!! I am paying dearly to get the HELL out of here! They will quote BS to you and ignore any follow up.
