The parking is terrible, the bar next door is incredibly loud and disruptive. People throw all night parties and party on the main building top deck with total impunity. The management does absolutely nothing other than tend to personal problems on the cell phone and show empty apartments to prospective tenants. Delivered USPS packages are routinely stolen from the main office, to the point that the Floyd Avenue post master has declared they will no longer deliver packages to Kensington Court larger than can be fit inside the locked postal box. Put your own spin on that one.
Bugs were a terrible relentless problem in our apartment, as well as the incredible stench of the perpetually wide-open industrial dumpsters in front of the smaller back building. Several tenants I knew refer to the building as "the landfill" because of the awful smell. Both issues were ongoing unresolved issues when I moved out.
Rent has skyrocketed at this complex. Don't look for bargains here, or attentive staff.
Landscaping is ok, other than the crew of Latino guys who come every Friday and blow dirt and dust and leaves and mulch all over the place.
Relative personal safety, although there is definitely a feeling of false security with the keyless entry as many people go in who have the door held open for them indiscriminately unknown to the person letting them in.
While living at this building we had a $900 Trek bike stolen. Several other people had bikes stolen as well that we know of.
The parking situation is usually such that one must park behind the Banditos bar, or park on the street as only one parking pass is issued per apartment. Our second car was hit on the street twice, crushing the hood. One other time our truck had a side mirror completely ripped off, this while parked in the regular parking lot of the building.
Depending on which maintenance guy you get, one of them is excellent at his job and works extremely hard. The other dodges work whenever possible and spends his time hiding from the manager until quitting time.
The larger front building has regular problems with power outages.
We had several bouts with large roaches in our apartment and we kept things very clean and food put away. We caught one, bagged it up (as long as my first finger) and took it to the manager. His reaction' "holy s**t!" That was the last we heard about it.
The neighborhood is very nice and relatively safe. We always felt comfortable walking and also walking after dark was no problem.
Convenient to have a 7-11 near.
Otherwise, the change of ownership and management several years ago caused the downward spiral of the overall living standards of this once very nice experience.
We are glad to have moved to another location in the Fan.
